Description
Callanish was built in 2008 in a style that reflects many of Perthshire’s older rural properties. Its whitewashed walls, bay and dormer windows and slate roof give the house traditional characteristics that ensure it fits comfortably in its surroundings. The house is approached by a curved tarmac driveway which leads to parking beside the front door on its west side and also on its east side. Callanish is a beautifully proportioned property; its lofty reception hall and broad galleried landing make the house feel immediately spacious and all the rooms are just a little bigger than expected. The office, drawing room, dining room, breakfast room and sitting room are all on the south side of the house where they get bathed in southerly light and can make the best of the outstanding views. The drawing room (with open fire) and dining room are ideal for formal entertaining whilst the breakfast room (which is open to the kitchen) and the sitting room are perfect for everyday life. The kitchen has a large central island and lots of space for a dining table in front of its bay window. It is open to the sitting room which has a wood burning stove and doors to the terrace. The office is at the west end of the house and has built in shelving as well as French windows opening to a terrace. Additionally on the ground floor there is a guest bedroom with en suite shower room, a utility room and a cloakroom with WC. On the first floor there are six bedrooms; the two largest both have a dressing room and en suite bathroom; three further bedrooms have en suite shower rooms. The bedroom without en suite facilities is currently used as a secondary television room.
Garage
The integral double garage has remote controlled doors and lots of storage, workshop and garden machinery space in addition to parking for two cars. The garage can be accessed internally from the hall.
Outside
Callanish sits in a fully enclosed garden of 1.29 acres. To the front of the house there are an east and a west terrace which are ideal for sitting out in good weather and enjoying the fabulous view. To the rear the garden has been terraced so that banks of daffodils, rhododendrons and other shrubs behind the house rise up to an expanse of flat lawn at the top of the property where there are a summer house, camp fire area and fruit and vegetable garden with water supply. There is a ramp with hand-rail leading to the back door.
Location
Callanish has a wonderfully rural situation on a quiet country lane. It is one of a handful of houses that form the small community of Keillour. Positioned relatively high up on a south facing hillside it has far reaching views over Strathearn to the Ochil Hills and, whilst it feels enormously peaceful and far from any town, it is in fact only 10 miles west of Perth.
The nearest local shop (and post office) is in Methven (4 miles), whilst Crieff (8 miles) has local professional and health services (including a cottage hospital) along with two supermarkets and various independent shops, cafés and restaurants. There is a choice of two restaurants with two Michelin stars - the Glenturret Lalique restaurant in Crieff and the Andrew Fairlie Restaurant at Gleneagles. Perth has a wider range of professional services, several leisure centres and a modern concert hall, recently refurbished theatre, cinema, museums and galleries. Perth has a Festival of the Arts each May. Gleneagles Hotel and golf courses are approximately 21 miles away and there are more courses in Perth, Crieff, Muthill and Comrie. Fishing, horse riding, hillwalking and cycling are all popular in the area and there are lovely walks directly from the house.
Edinburgh (54 miles), Perth, Stirling (30 miles) and Dundee (34 miles) are all within commuting distance of Callanish which is also well placed for schooling. Morrisons Academy and Ardvreck Preparatory school are in Crieff and Glenalmond is about 5 miles away. Strathallan and Craigclowan are on the oustkirts of Perth and there is a choice of primary and secondary schooling in Perth and Crieff. There are train stations at Perth and Gleneagles and Edinburgh Airport is 50 miles away. There are daily flights from Dundee Airport (32 miles) to London.
