About this property
Sash windows stud almost every aspect of this third-floor original warehouse apartment in the heart of Shoreditch, east London. Set over 1,670 sq ft of space, it has three bedrooms that extend from a large open-plan living space which, orientated on a south-east to south-west axis, is doused in a day-long natural light. Perfectly positioned near Old Street, Barbican and Liverpool Street for the City.
The Tour
The live/work apartment sits on the third floor of a former Victorian warehouse in the South Shoreditch Conservation Area. Its profile is of a golden sandstone, and entry is through a ground-floor communal door. Stairs ascend to the third floor, where this apartment’s private entrance lies.
Beyond a neat corridor, the generous open-plan living spaces unfold. Sash windows (a mix of original three-over-three and two-over-two varieties) run along its south-easterly and south-westerly aspects, flooding the space with natural light. To allow the light and views centre stage, the decorative scheme is pared-back; resin floors run underfoot throughout the living spaces, and walls are painted either brightness-amplifying white or gentle charcoal grey.
The room is especially flexible and can accommodate large dining and seating areas. Carved out in the space closest to the door is a kitchen, with white cabinetry above and below a concrete worktop and stainless-steel backsplash. Opposite is an island with space for stool seating and a four-ring Bosch hob beneath a stainless-steel extractor fan. Other appliances are integrated and include a Siemens oven, a dishwasher and a fridge.
Tucked behind the kitchen is the principal suite, which has two towering sash windows that punctuate a charcoal-grey wall. A recessed wardrobe provides generous storage space and there is a smart en suite shower room.
The remaining two bedrooms are at opposite ends of the apartment. One has a generous bank of wardrobes and a pair of sash windows, while the other has French doors bounded by an iron railed Juliet balcony. The latter would also make for a brilliant home office.
These rooms share a bright bathroom next to the entrance, with a beautiful double concrete basin, Vola taps and a bath with an overhead shower.
The Area
Clere Street is wonderfully close to both the City and to some of east London's best loved neighbourhoods. Arnold Circus is a short walk away and is surrounded by restaurants and independent retailers including Leila’s Shop, Rochelle Canteen, and Blue Mountain School. Redchurch Street and Columbia Road are also within short walking distance; the former is home to Jolene Bakery, The Smoking Goat and Michelin-star restaurant Brat, while the latter plays host to its namesake Sunday flower market. We've written more about our recommendations in Shoreditch in our Journal.
Spitalfields is also a short walk away and, as such, opportunities for dining, entertainment and shopping are boundless. Neighbourhood restaurants include Ottolenghi, Galvin and St. John Bread & Wine, with Bistro Freddie, Manteca and Padella slightly further afield. Potter and Reid on Toynbee street is excellent for coffee, while Crispin is perfect for a glass of wine in the evening and collecting a fresh loaf of Dusty Knuckle bread in the morning. Cocktail bars nearby include Discount Suit Company and Callooh Callay. Spitalfields Market is very close, offering shopping opportunities comparable to the West End.
The Barbican Centre, with its world-class cultural programme of cinema, music, theatre, talks and exhibitions, is 14 minutes away on foot. Raven Row and the Whitechapel Gallery are also a short walk away.
Old Street station is a five-minute walk away from the apartment and runs Northern line services, while Liverpool Street station - which serves the Central, Circle, Hammersmith & City, Metropolitan, Elizabeth and Weaver (Overground) lines - is a 10-minute walk away. The latter also has connections to Heathrow and Stansted airports in around 50 minutes. Shoreditch High Street station (Windrush line) is 11 minutes away by foot. The area is also well-served by bus connections.
