A Note from the Homeowner

This home has been part of our family for over 60 years – passed down through three generations. It was originally bought by our grandmother, and has been a constant part of our lives ever since.

The area has a close sense of community. And the green spaces of Palmer and Sol Joel Parks just a short stroll away. The property sits within the Maiden Erlegh catchment area.

Everyday essentials are easy too – with local shops just around the corner.

In more recent years, the property has been rented out – but it has always been looked after by the family.

First things first – the location’s great. You’re in East Reading, right on the number 17 bus route, giving you easy access straight into town.

I really liked these character homes – what with the charming brickwork, there’s a blocked-up fireplace in the front lounge, and if someone fancied installing a wood burner, they could do so. The chimney is there – it would just need lining, which any good installer can arrange.

Two massive ticks:
• The windows were replaced in 2023, with fensa certificates available.
• The consumer unit was upgraded in 2023 as well and comes with certification.

That’s proper peace of mind when you’re moving into a property.

There’s an outbuilding in the garden, currently used for storage – but if you’ve got a bit of imagination, it could easily be turned into a small home office or studio.

The garden itself is low maintenance – block paving, no lawn to look after.

There is much to love on the inside,
• The two living rooms and two bedrooms are in very good order.
• Carpets are relatively new.
• Walls, ceilings, and the doors upstairs are all in great condition.

The kitchen and bathroom on the other hand, will need some attention.
The bathroom would ideally need a full refit unless you happen to love the retro look, we have a vintage, luminous bluey/green suite.
The kitchen is functional and usable but upgrading it would definitely finish the house off.

What to add some value?
In the loft, there’s a skylight already in place. Subject to the relevant planning approval, there’s a great opportunity to create a snug, games room, or home office. This would come off the front bedroom – giving you a two-plus-one setup

Parking is no issue either – the road is wide enough for parking on both sides under the permit system, and spaces are usually easy to find.

Location-wise, you’ve got a pub at the top of the road for an afternoon pint, Palmer Park close by if you fancy a run or want to walk the dog. For commuters, there are excellent links out to Woodley, Sonning, the A329, and the M4. Also, Earley Station is about 1.5 miles away.
