Seller's Comment...
We bought this house nearly 8 years ago as it was suitable for turning half of downstairs into an annex for mum so we could look after her. Mum passed away last year and we are ready for a downsize and a fresh start.

We love the versatility of the house. With so many rooms, you can create the spaces you need or want. The garden speaks for itself.
We still have home grown apples, strawberries and mixed berries in the freezer from last summer - after making an abundance of jams, chutney, pies and crumbles.
The patio is a real sun trap on fine mornings and a great place to enjoy breakfast.

It’s a lovely friendly safe area. We take the dogs to Wildmoor heath most days. It’s just round the corner and down an alleyway so no main roads. Short car ride takes you to lakes, river walks and woods. It’s great for wildlife and dog walking and most people we meet will say hi. We have some truly lovely neighbours too, who we will miss.

This isn't the first time we've had the pleasure of selling a home in Little Sandhurst and this has to be one of the best that we've seen in arguably one of the most desirable neighbourhoods. Our sellers have perfectly summed up why not only is this a great location, but a fantastic house and could make the perfect family home. This home really does have some great space on offer both inside and out as you can tell from the details with over 2000 sq ft of accommodation.

At the front of this home you have a bright and airy entrance hall which is central to the house creating an inviting feel as you walk in. To one side you have what is currently being used as a snug but could make an ideal study or office space, whilst across the other side you have a separate annex space. This was converted by our current sellers and as you can see offers a large, open living and kitchen area to the back with the huge window overlooking the garden and french doors onto the patio. Moving towards the front you have a well finished wet room with doors on either side through into a large room which could make an ideal dining room inside of bedroom. We personally think this is a fantastic addition to the house and would be perfect for an elderly relative or perhaps a family member who needed their own space, however it an easily be reverted as the walls are only partition.

On the other side of the house you will find the kitchen which comes complete with solid stone worktops, rangemaster cooked and even a separate utility room with a door leading onto the side access. It's a great open space but our favourite part is the vaulted ceiling at the end with loads of natural night overlooking the impressive garden. This creates an ideal entertaining area but also provides the opportunity to potentially extend (STP) to open up the back of the house by connecting this room with the annex.

Upstairs there are four excellent size double bedrooms on the first floor. The master bedroom is at the front and is one of our personal favourite rooms in this house, not only is it a fantastic size but it also has fitted wardrobes and it's own three piece en suite bathroom. The family bathroom is just next door having been refitted and boasting both a separate shower and bath much like the en suite. On the top floor there is a further bedroom again coming with built in storage and but a huge window giving a superb view of the garden.

The rear garden is seriously impressive and hands down our favourite feature of this home. As you can tell it's a fantastic size and very mature. Not only this but it's rare to find one that is also very private like this on If you are looking for a home with a big garden, lots of potential and in a great location then this is not one to miss out on, we can't wait to take you on a tour.

Area Comment...
This house is in a great location for so many reasons and is one of Sandhurst's more desirable roads. Firstly there is only one point of access in and out making it incredible safe. There is a parade of shops just over a mile away for those everyday essentials, but you also have the likes of the Sandhurst and Crowthorne high street just a few minutes further on from there with a great choice of shops and local business.
The home sits within many popular school catchments but is walking distance of the ever popular Edgbarrow Secondary School. Within a few minutes drive you are at the popular Camberley Meadows where you have choice of both Tesco and M&S superstores. If you like the idea of having green space to walk around, then this is perfect with Wildmoor Heath Nature Reserve just around the corner and both Ambarrow woods and Horse Shoe Lane nearby. If you are commuting there are great links to both the M3 and M4 whilst Crowthorne and Sandhurst train stations are only a short car journey away.
