Community & Locality
What really sets this inviting area and building apart is the community.
On two occasions, two different neighbours helped drive Alicia to the hospital when she was in labour. One other has gone as far as to host both Lukasz and Alicia’s parents when they visited from abroad. Everyone genuinely looks out for each other.
There’s an active WhatsApp group for the whole block, regular garden catch-ups, and a welcoming atmosphere that’s great for newcomers - if you wish to be part of it.
The flat is also dog-friendly and well located for scenic dog walks, with Dulwich Wood just over the road and Crystal Palace Park a short stroll away.

What features of this property appealed to you when you were a buyer?
We were looking for our first home and wanted something that felt connected to nature while still being practical and well laid out. The flat had a much better layout and storage than the Victorian conversions we’d seen, and the windows brought in ample light.
The green spaces nearby – especially Dulwich Wood right across the street – were a massive draw. Having our own garage and extra storage sealed the deal. It felt like a smart, long-term decision.
Since moving in, what’s been your favourite thing about living here?
Honestly, the community. Everyone in the building is supportive and friendly – like Matt (our agent) has said above, they helped us when we needed it most. Also, the gardens behind the flats are a real hidden bonus – calm, green, and shared just between three blocks. It's not something you expect in London.
What are your favourite local spots?
Our favourite walk is Dulwich Wood right across the street – which includes a secret lookout spot. An active local nature conservation group runs volunteering and educational events, and oversees the wood.
Crystal Palace Park (which we appreciate most will already know about) is huge - and has the weekend farmers' market, boating lake, and the dinosaurs.
Vaults Collective was our regular chillout spot – great coffee and a friendly vibe.
The Station Pub is always welcoming and the London Beer Company / Gipsy Hill Taproom (on Hamilton Road) was always fun to stagger home from before we had our kids!
For weekly shopping FreshGo on Gipsy Hill is a lifesaver – super close and really well stocked, whereas Sainsbury's (Crystal Palace) is a short 1.2km walk/drive with parking, where the Triangle has loads of good options.
For schools we would strongly recommend Colby Road and Dulwich Montessori for nurseries – our son attended both before we moved to Canada.
