About this property
Private garden
Beautiful Regency semi-detached house, set within the headlining street of the Holly Grove Conservation Area.
This handsome five bed, three bath home packs an impressive punch. A pro-landscaped south-facing garden (extending over 75 feet!) is the icing on the cake. You have side access to this, and two access points from the house - at lower ground and raised ground levels. Permit-parking.
Holly Grove is one of the most exclusive streets in Peckham Rye, boasting fine Regency, Georgian, Victorian and Edwardian architecture in the main. Many of the residential buildings thereon are Grade II listed, and the oh so sunny gardens are particularly coveted; some of the neighbours even open theirs up for public viewing. Most of the houses on the street face Holly Grove Shrubbery (once known as South Grove), which was opened in 1897.
You are just a short walk from Peckham Rye Station (Zone 2, and on the London Overground network), Bellenden Road, Warwick Gardens and The Villa Nursery.
Your front door is set to the side of the house. From your hall, to your left/the front of the house (with attractive views over the front garden plus shrubbery across the street), you have your large reception room - of over 16 feet by over 11 feet. A pair of sash windows have beautiful boxwork and original wooden shutters. Further welcome features include coving detailing, stripped floors, a wood-burning stove, arched alcoves, and built-in alcove cupboards. Ceilings are pleasingly high.
To the back of this house on this floor you have your kitchen/dining room - also of 16 feet by over 11 feet. Stripped floors feature again, and you have built-in cupboards and shelving to both alcoves, as well as a good run of kitchen units to your near wall. Timber-framed French doors deliver you outside.
The part-walled garden is well-stocked and well-established. A real haven.
Your first and second floors host four roomy double bedrooms (all in white). You also have a shower room on the first floor, and a bathroom on the second. There is also useful landing space for home workers/hobbyists. The front bedrooms are 16 feet by 11 feet. The rear ones are 12 feet by 10 feet. Built-in wardrobes and cupboards please in the larger bedrooms.
On the lower ground floor you have your fifth and final bedroom (of over 15 feet by over 11 feet), a modern internal shower room, and a second reception - which opens onto the garden. You also have access to a dedicated utility room.
What a hot spot! Currently undergoing further regeneration locally (the Peckham Rye Station refurbishment is particularly exciting), Peckham has loads of indie shops, restaurants and cafes, as well as pop up and regular events and festivals.
Within a matter of minutes of your front door you have Artusi, The Begging Bowl, Ganapati, Petitou, The General Store, Flock & Herd butchery, Life of Fish, and Review (the best book shop around).
Rye Lane is at the easterly end of the road for The Bussey Building & Copeland Park (with rooftop cinema), Frank’s, Peckham Plex Cinema, plus handy high street shops, banks and fruit and veg stalls.
Central Camberwell is a short walk or bus ride for The South London Gallery, toad bakery, and more restaurants, pubs and wine bars etc. The Camberwell Arms, Little Cellars, Veraison, The Kerfield, Jazz at The Crypt and Theo's come recommended.
Green space? Warwick Gardens is at the end of the road, and Lettsom Gardens too. Bigger open spaces include Peckham Rye Park and Common, Ruskin and Dulwich Parks.
Little ones? The Villa Nursery and Pre-Prep. School is a short stroll away on nearby Lyndhurst Way. The Belham (run by Dulwich Hamlet Educational Trust) is a big hit with local families, and Bellenden Primary is also well-regarded. The Dulwich independent schools are a short drive away.
