What attracted you to the property when you bought it ?
The location was perfect on for us, providing an efficient commute to London (45 mins to London Bridge), whilst also being in a rural countryside setting. It balanced affordability and commute time well. We were also really attracted to the new sports club which is amazing with a super pavilion. My husband has played a lot of cricket there and we've loved the tennis courts. Definitely not your average village sports club.
The primary school (rated Good with Outstanding elements), pre-school (and now nursery) being a 5 minute walk from the house was also a big positive.
What improvements have you made to the house ?
Garden - We have undertaken extensive landscaping - extending the patio to make it a more practical and useful size, adding all of the flower beds, levelling some areas, improving the soil quality in the flower beds, reseeding the lawn and creating the pond area.
House - largely stock with some painting/decorating and with some changes to the kitchen - new worktops, kitchen island and tiled backsplash. We have also added a cat flap to the patio doors in one of the glass panes. We have kept the old glass pane so it can be easily changed back should the new owners wish. We have also boarded around a third of the attic so that it can be a useful storage space for us.
What have you enjoyed about living there ?
This has been a fantastic family home for us, sadly a new job opportunity means we are relocating rather earlier than expected. Marden has been a brilliant place to live, enjoying a fine balance between easy access to London and beautiful countryside right on our doorstep. There is a thriving community in the village with plenty to get involved with, making it easy to settle in. There is also a surprising array of amenities for a small village, including a library, an amazing gp (so rare these days), dental surgery, several shops selling great local produce, two pubs, various takeaways and restaurants and the camra award winning village club. With a young baby it has been so helpful to be able to walk to everything we need. We will particularly miss evening walks in the apple orchards and vineyards that lie just behind the estate.
The house is light and airy and really benefits from its corner plot position, receiving uninterrupted sunshine all day. We have loved spending time in the garden, which is not overlooked and is a paradise in the summer, getting plenty of sun, but also benefiting from shade over the patio in the afternoon. We have found it to be a natural extension from our kitchen and have enjoyed the majority of our meals out there when the weather is fine. The pond area is a lovely sun trap in the morning and has been a favourite spot for a cup of coffee and a read.
We hope that whoever follows us in this house will find just as much enjoyment as we have in it.
