A contemporary property in an enchanting location.

Description
Vesper Land was thoughtfully designed and constructed approximately 30 years ago by the current vendor’s family providing light and airy contemporary accommodation. It rests within a rustic setting in the centre of Smarden. The design beautifully merges the architecture with its surroundings; the house sits amongst the mature oak trees that stood before it.

The property is approached through a five bar gate, passing a coppice of apple trees. The drive culminates in an area for parking several vehicles and provides a three bay pole barn for covered parking.

The facade is oak clad with long vertical glazing. A curved concrete path leads to the front door which lies beneath an open porch of galvanised steel and Iroka frame with chestnut lathes above, paying homage to the medieval village. The property has many features including underfloor heating, oak framed windows, solid wood flooring, mosaic tiling to the bathroom and shower room, chimneys of light, Forticrete concrete block walls, and exposed galvanised steel electrical casing.

The long entrance hall is lit from above by a total glass ceiling allowing light to flood in and is flanked by six vertical glazed slips providing good views of the ancient oak trees. The hall provides access to an open utility area, two bedrooms, a bathroom and a separate shower room, a study/bedroom three and a wonderful studio.

The spacious and bright living area incorporates the kitchen, sitting room and dining area with a natural teak floor throughout and doors to the terrace. The kitchen is well equipped with birch ply units and a central island under an iroko worktop. The units house a Smeg gas 5 ring hob, Bosch dishwasher and double oven, an integrated fridge and a walk in pantry. All rooms have access onto the rear terrace.

Outside
Vesper Land is central to its garden. A natural pond and small orchard provide a haven for wildlife. The garden is well established with mature trees and shrubs, including ancient oak trees. Each room has access to the south facing concrete terrace with glorious far reaching countryside views over the neighbouring farmland.

Location
The picturesque village of Smarden has an historic church, community hall, village store, post office, butchers, art gallery, primary school and three public houses. The village also has its own football and cricket clubs, together with various social clubs and Smarden Good Neighbours Scheme.

Headcorn (3.5 miles) offers a wider range of shops, restaurants and takeaways and Sainsbury’s store. The pretty town of Tenterden with its tree lined high street also has a range of antique shops and a steam railway. Trains from Headcorn and Pluckley (both about 3.5 miles away) offer direct services to London Charing Cross, London Bridge and Waterloo East, and a high speed service from Ashford (11 miles) takes around 37 minutes to London St Pancras.
