This substantially extended two/three bedroom semi-detached family home occupies a plot within a sought after Cul-de-Sac position on the ever popular Wigston Meadows estate. The home is conveniently positioned for a wide range of local amenities and is within the catchment for the highly regarded Meadows Community Primary School. Having met many potential sellers over recent months who seem to be caught between whether to extend their current home or move to a new one this property might offer a solution.

The home has been substantially extended to the side both to the ground and first floor. The intention by the current owner was to create a four bedroom family home. However, although the external building work has been completed the internal finish of the home is yet to be realised. One of the most prohibitive reasons for not extending an existing home is the ever increasing building, materials and labour costs associated with any quote. With the external building work having been completed it would be the internal configuration and finish that would need to be undertaken saving potential buyers a considerable building cost.

The possibilities, given the size of the extension, are numerous. The ground floor is currently one large space that could be split into a second reception room and for those who work from home a generous office space could easily be created. Other options would be a utility area off the existing kitchen or even a ground floor shower room to create a second bathroom for the property.

Currently, on the ground floor, is a spacious lounge which is situated towards the front of the home and at the rear is a kitchen diner. The kitchen diner has already been enlarged through the removal and repositioning of a ground floor bathroom which has already been moved upstairs. There is a modern range of base and wall mounted fitted units with roll-edge work surfaces and stainless steel sink and drainer. Integral appliances include a gas hob and built-in electric oven with space for a fridge/freezer and plumbing for a washing machine. A set of French patio doors open to the garden.

Between the lounge and kitchen is a flight of stairs that take you up to a landing. Off the landing are two decorated double bedrooms and a shower room. There is then an opening to the upstairs part of the extension. Again, a number of options for this space exist but I believe most people would create two further good size bedrooms creating a four bedroom home that would likely add the most value. Another option would be to create a stunning master suite with an en-suite shower/bathroom which would again add significant value.

This home already has kerb appeal and those existing rooms that are decorated are very well presented and functional. However, it is the future scope that will be of most interest to many buyers and how they may want to configure and finish a sizeable extension. Internal viewing is essential to fully understand the space, layout and what might be able to be achieved following purchase.

Wigston is a suburb situated to the South of Leicester City Centre. A popular local hub the main High Street provides a wide range of local shops, amenities, restaurants and eateries. The transport links for commuters are excellent heading into and out of the city by road either by car and regularly serviced bus routes or by rail via South Wigston train station. In addition, there are a number of reputable local schools for all age groups.
