A once in a lifetime find, inside has an astonishing 199.45m2 (2146.86 sq. Ft.) of light, elegant rooms which include a private home office, and it’s on an exclusive road which links our coastal city to the open countryside of the National Park. Perfect for every day, but also for parties, the spacious Mark Wilkinson kitchen breakfast room has plenty of space for a big family table at its heart, a hidden boot room/larder, a separate utility and an entrance from the off street parking for supermarket deliveries. Upstairs, 2 stylish double bedrooms look over the garden, one with a chic en-suite shower room, the other close to the luxury bathroom, whilst at the front the third double bedroom is ideal for a child/grandchild next to a restful principal bedroom with a fabulous en-suite/dressing room in Edwardian style.
Seriously exclusive, this is a rare opportunity to own one of the prosperous homes which line this sought after road which do not come onto the market often- and sell fast with the sea a short drive and both Dyke Road and London Road (at the bottom of the hill) giving access to the Royal Pavilion, famous Lanes and beaches lined with café bars, or to the National Park and A23/A27 within minutes.

Why You’ll Like It:
Homes of this quality simply do not appear on the market often. Built in 1906 in Arts and Crafts style, this gracious house was designed as a comfortable family home when advancements in glass production allowed for larger panels to be made with more intricate designs – and all of the rooms in this unique property benefit from the resulting free flow of light. A happy family home for many years, sympathetic improvements to this architectural gem include creating a high end kitchen, installing luxury bathrooms and cast iron radiators, carefully sourcing missing period features such as ceiling roses, and the painted walls and panelling are in the historic hues of Farrow & Ball.
The Approach and Entrance Hall:
Set well back from the road in its own extensive, walled grounds, Brockett House has timeless appeal. Wrought iron gates now open to plentiful paved and lit off street parking where there’s power for a car charger, and the grand front door has a sheltering, gabled porch.
Inside, a lobby with rush matting and glorious stained glass in the inner door opens to a stunning hallway, full of sunlight which streams through enormous, coloured windows which soar above the impressive Edwardian staircase. A classic beauty with original plasterwork high overhead, the hallway has designer wallpaper in keeping with the age of the house, carpet is underfoot so dinner guests don’t disturb children sleeping upstairs upon arrival, and a chic w.c. For guests is tucked away.
The Dining Room, Living Room and Private Home Office:
The dining room is a graceful retreat where guests can enjoy a traditional dining experience in rare seclusion. Perfect for everyday but also for parties with a broad bay and ample floorspace for sofas, there is still plenty of space to seat 12 at a table with ease. An original frieze adorns the ceiling, and the open fireplace currently has a gas fire installed to ensure a warm welcome all year round.
Combining stylish entertaining with personal comfort, the majestic living room sweeps open to the garden. Full height glass panels bring in the Sussex sunshine whilst central French doors frame an open, verdant view which changes colour with the seasons. Overhead you can still see the detail in the Edwardian fruiting frieze, American walnut underfoot allows an easy flow to the grounds and the magnificent fireplace is open.
Discreet on the other side of the hallway, the home office is private within the house. Decorated in the historic hues of Farrow and Ball with designer paper reflecting the room’s purpose, it’s generous proportions ensure it is an inviting space in which to work.
The Kitchen Breakfast Room, Boot Room, Utility and 2nd gf W.C.:
Subtly high spec, this fabulous kitchen breakfast room in city farmhouse style by Mark Wilkinson has ample space for a big family table at its heart. Offering plenty of storage and practical working surfaces, (which also look great, ) there’s a door to the off street parking which the family use to come into the house as there’s a secret boot room/store to discover and sports kits can be taken straight to the utility room with a large white butler sink. Integrated appliances include a Neff 5 touch induction hob beneath a hood, a grill combi and a fan oven at eye level, a fridge and a dishwasher. Painted panelling is a reminder of the age of this evolving family home and there’s a choice of lighting levels for informal suppers.
Next door a spacious utility room has access to the garden. Plumbing is in place for a machine, carefully sourced Victorian taps are above the large sink and there are doors to both a boiler room with power for a dryer and a 2nd ground floor w.c.
The Gardens:
Sociable and secure, this magnificent garden is a leafy oasis thoughtfully landscaped for a child and pet friendly al fresco lifestyle where there is always a spot to sit in the sunshine or retreat from the heat of the day. A large, lit terrace runs along the back of the house. With power, water and plenty of space for seating it steps up to a second, spacious terrace scented by jasmine and roses brought back from a holiday in France, and both look over a big, level lawn for play – a feature not easy to find in a city built on the South Downs. Surrounding beds are expertly planted for seasonal flowers, and with mature shrubs, trees and ingenious ground cover it’s a private paradise to enjoy all year round which doesn’t demand too much maintenance, so you’ll have more time to enjoy it.
Larger than many this close to the city and the sea, this garden enjoys the sun for most of the day and you can follow the fiery sunsets from the brick laid patio at the back, by the quiet summerhouse. It is here that you will also find the gate which leads across a right of way at the back to Maldon Road behind, which has the convenience store, café, Post Office, Chemist, Dentist and Beauty Room at its foot.
The 1st Floor Guest Suite, Two Family Rooms and Luxury Bathroom:
At the top of the sweeping staircase, a broad landing spreads its wings from front to back of this substantial building, all on one level, so there’s an easy flow. Private at the back, the quiet guest suite is a split level delight with wonderful garden views from the double bedroom and a chic shower room at the top of its stairs.
Heading back to the main landing along the wide passageway, the airy family bathroom is traditional in style. With painted panelling, the bath has a handheld shower attachment as well as a rainfall head shower above it, and there are also warming rails for towels. Next door, a second w.c. With a hand basin is ideal for busy mornings.
Around the corner, the second double room is simple but stylish, with wonderful views across the exquisite gardens and a wardrobe which could stay, subject to circumstance. Across the hallway, the third bedroom is a calm and comfortable double also ready to move into, and ideal as a nursery, it is conveniently by the principal suite.
The Principal Bedroom Suite, Bedroom 4:
A serene sanctuary lined with windows to bathe the bedroom with light, the principal bedroom blends old and new, tastefully decorated in authentic, historic tones, but with discreet secondary glazing. The subtle but meticulous attention to preserving the integrity of this period home continues in the dressing room/en-suite which has an Edwardian influence in the roll top bath, traditional fittings, custom made wardrobes and painted panelling - but incorporates great contemporary design with a separate walk in shower, warming rails for towels – and flawless finish.

Owner’s secret:
“It was Xmas 1986 and we were wanting to move closer to Cardinal Newman School as our daughter was moving to senior school the following summer.
After a long search for our dream family home we had a call to say we could have the first viewing on Brockett House. It was snowing hard and we all trudged up from Clermont Terrace by Preston Park station where we lived through thick and falling snow. We arrived at the house and entered through the then big wooden farm style gates. We knocked on the door and were warmly welcomed into the hallway where a beautiful, sparkling Xmas tree stood at the foot of the turn of the elegant staircase with its glorious stained glass windows. We then walked into the kitchen which was orange pine from floor to ceiling with a Wimpy bar/Burger King style strip lighting system above Perspex plastic panels.... Can you imagine! Happily on viewing the rest of the house with its original mouldings and period features we were smitten. The vibes were good and it wrapped it’s arms around us.
We moved in on the 31st March 1987 and the fun began.
We have put our heart and soul into this house and have bought up our family
here. We shall miss our lovely house and garden, but the children want us closer and we have now found the perfect home by the sea, on one level for our later years. We wish you all the best and hope that you will love Brockett House as much as we have.”
