A fantastic family house set in a plot of about 3.5 acres approximately one mile walk from Hertford North station
Description
Constructed in around 1920, Orchard House was originally part of the adjacent Goldings Estate, set in a lovely private plot that extends to about 3.5 acres. Tucked away at the end of a private drive, the house enjoys a surprisingly rural, wooded setting on the outskirts of the market town of Hertford backing onto woodland and fields, but is only 1 mile walk away from Hertford North station.
Constructed in brick under a tiled roof with extensive west facing glazing to the rear of the house, the property was significantly extended in the mid 1980s, with further works undertaken in in 1995. The house has been designed to be economical to run and maintain, more recent modernisation has included the addition of a 48 panel solar array discreetly sited in a screened part of the garden, which helps to run the air source heat pump that heats the swimming pool and the numerous air conditioning units located within the house. High speed Wi-Fi broadband is available throughout the house, outbuildings and garden. An integrated sound system is fitted in the drawing room, kitchen and gym/recreation room.
The house has a large central reception hallway with guest cloakroom. A dual aspect sitting room has a west facing conservatory style end with lovely west facing garden views. There is a family room or snug with log burner and an additional study/family room to front. The kitchen has an island unit and is open to a conservatory with seating area and space for dining table that again opens out onto the terrace and gardens. A utility room is located off the kitchen and there is a further office.
On the first floor is located an impressive principal bedroom suite, The bedroom area has extensive wardrobes with a glazed seating area overlooking the garden and an en suite shower room. There are a further three bedrooms and a family bathroom.
The top floor has a sixth bedroom with en suite shower room and eaves storage areas.
The grounds, lying mainly behind the house, are a mixture of well planted undulating formal gardens and terraces, largely laid to lawn they are interspersed with established trees chosen for their bark, blossom and unusual foliage, providing color an variety throughout the year. The grounds are home to deer, a wide variety of birds and other wildlife. There is a separate paddock currently used as a five-a-side football pitch, surrounded by mature oaks and various other trees.
There is a secluded, partially walled area to the rear of the property enclosing the heated pool, complete fitted changing room with shower and toilet. A walkway leads from the pool area up to the newly refurbished, 900 sq ft (84m2) barn-style gym/recreation building, This features iPad controlled disco-lighting, air conditioning and cabling for TV and audio systems. A smaller adjoining barn-style building presently houses a model railway. There is a lock-up garage alongside, currently used to store garden machinery and a separate tool shed.
At the front a driveway leads via electric security gates to a double garage and a generous parking area in front of and to the side of the house.
The road to the house is private: The latter section, from the Coach House and Bakers Cottage onwards is owned by Orchard House.
