It is a pleasure to introduce this stylish and remodelled three double bedroom detached house with South West facing tiered garden. Todmore is a small cluster of 24 homes built by Bewley Homes in 1996. The property has been extensively modernised and cleverly re-designed by the current owners, creating a very social layout and great living environment.
To the front of the property there is off street parking for two cars and gated side access to the rear garden. The entrance hallway has Karndean flooring and houses a modern downstairs cloakroom. The ground floor has been redesigned to create a large semi open plan living area with kitchen and a separate lounge or snug room. The kitchen stretches from the front to the rear of the house and has modern appliances integrated, including both a dishwasher and a wine fridge. There is a breakfast bar and double doors onto the rear garden. The kitchen opens into a spacious and versatile room that is currently used a large dining and entertaining area, there is a continuation of the Karndean flooring and a bay window with a further two double doors giving access to the patio areas. As part of the redesign the garage was converted to create an extra living room and is a great space if you want some peace and quiet.
To the first floor the excellent space and layout continues with three double bedrooms. Each of the rooms have built in double wardrobes and bedroom two has even further storage. The primary suite is very spacious and has a modern shower room en-suite. The other two bedrooms are serviced by a neutral décor three piece suite bathroom. The loft access is from the landing space and the loft has the potential to be extended into to create another bedroom with an en-suite, currently the space is well utilised as storage with a part boarded floor, loft ladder and good insulation.
The garden has the benefit of being South Westerly facing and is tiered to provide two patio dining areas as well as an entertaining space and shed with power and light and a great workshop. There is also a wide side return with gated access back to the front of the house.
Greatham is home to a population of approximately 800 people and is located just off the A3 and the A325 between the junctions for Liphook and Liss. The village is situated approximately 6 miles north of Petersfield, 10 miles south of Farnham and 8 miles east of Alton.
Greatham Primary School caters for around 200 pupils from the village and surrounding areas, and has a large modern extension, housing a new hall, offices and library. Opposite the village school is the Village Hall, with The Village Nursery School attached to it. The village hall is adjacent to the recreation area, which contains a football field, and two playgrounds. There is a popular village pub, The Greatham Inn, which is located about half way through the village and opposite the entrance to Todmore. It has a main bar area and a terraced beer garden to the rear of the premises. Towards the south end of the village is the remains of the Old Church, which dates back to the 13th Century. More comprehensive amenities are available in the nearby towns and villages of Liss, Alton, Liphook and Petersfield all with mainline stations with services into London Waterloo. The A3 provides access to the South Coast, Guildford, London and the surrounding countryside with its areas of outstanding natural beauty and the South Downs National Park, which provide many opportunities for outdoor pursuits. The local area has a good supply of local golf courses that include Petersfield, Old Thorns and Liphook and excellent schools in the vicinity including Bohunt, Bedales School, Churcher's College and Ditcham Park School.
The house is a must see to appreciate its qualities, please quote Ref: 1109298 when booking a viewing.
