Description
Located in an idyllic rural setting on a quiet lane, Oakbale House was converted from a barn in 2005/6. Many examples of the barn’s 18th-century origins can be seen in its array of character features, including magnificent vaulted ceilings with exposed beams. The barn has been converted to a very high standard, with features such as underfloor heating, whole house ventilation system with heat recovery and a security alarm system. The vast, open plan living space is at the heart of the home, providing a fabulous space for entertaining; it is zoned into areas for cooking, dining and relaxing, and has two large Atrium windows which make the space feel fantastically light and airy. A feature staircase rises from the central living area to the first floor and is complemented by oak flooring.

The layout has a degree of flexibility, with ground floor bedrooms which could be repurposed as additional reception rooms if desired. The ground floor comprises the main kitchen/family room, a dining hall, a utility room and shower room. The large principal bedroom is situated in its own wing and has a fabulous dressing area with fitted wardrobes, and en suite bath/shower room, and there is a further en suite guest bedroom on the opposite side of the house and a further bedroom which could equally be used as a study or snug. Upstairs there is mezzanine gallery and two additional en suite bedrooms, one with an external staircase to the garden.

Outside
The house is set within a beautiful rural setting with views over the surrounding countryside. Parking is available on a spacious gravel driveway and there is access to a detached garage which also provides first floor storage space and additional parking together with raised vegetable beds. Formal gardens to the front include manicured lawns enclosed by mature trees, while to the rear there is a more relaxed outside space with a generous paved terrace and lawned area. There is also a fenced paddock of about three quarters of an acre with the whole area extending to 1.44 acres.

Location
The house is situated in a rural position just north of Ampney St Mary, a classic Cotswold village about four miles east of Cirencester. The village is mostly made up of attractive honey-coloured Cotswold stone cottages, and there are local amenities such as pubs, primary schools and convenience stores in the surrounding villages. Nearby Barnsley supports a very popular pub and a boutique hotel, The Pig. Despite its quiet rural location, there are excellent road and rail links with easy access into Cirencester, which has a superb range of shops and services including weekly markets and a monthly farmers' market. Cheltenham is within easy driving distance (approx. 18 miles).

There is easy access to London, Swindon, Bath and Bristol. Junction 15 of the M4 is within easy access and close to Cheltenham is Junction 11a of the M5 which links to Birmingham and the north. Kemble and Swindon stations provides a regular service to London Paddington taking approximately 60 minutes. The nearby village of Hatherop has a well respective independent school, Hatherop Castle School, whilst the nearest state secondary schools are Farmor's in Fairford and both Deer Park and Kingshill in Cirencester.
