3 St George’s Place comprises an excellent, detached modern family house, quietly situated off St George’s Road and forming part of a development of ten houses built circa 1995 on grounds formerly part of Sir Roger Manwood’s School. The house is constructed in the traditional manner of brick and blockwork walls, part rendered with double glazed windows under a tiled roof. This is a particularly spacious family house providing extensive manageable accommodation over two floors.
On the ground floor there is an entrance lobby and hall with access to a large sitting room with gas log effect fire and French doors opening to the rear garden. There is also a door to a separate study/office.Adjacent is the dining room, which in turn opens to a garden room area, again with French doors opening onto the rear garden. There is an interconnecting door and French doors between the two principal reception rooms. From the hall there are also doors to a cloakroom, an excellent fitted kitchen/dining room, and a separate utility room with gas-fired Combi boiler. From the hall, a balustraded staircase rises to a spacious landing with access to a boarded loft and doors to a principal bedroom and bathroom suite, complete with shower, a guest double bedroom and shower room suite, two further double bedrooms and a single bedroom, together with a family bathroom. Externally to the front is an attractive lawned garden with box hedging and ornamental shrubs and herbaceous borders with a path leading to the front door. To the left hand side a pedestrian gate gives access to a path leading to the rear garden. To the right is a paviour driveway providing parking and access to a double garage with electric doors and storage over. A further gate also gives access to the rear garden. In front of the garage is an enclosed lawned garden area. The rear garden is delightful. Lawned with herbaceous and shrub borders, a pergola with wisteria and a specimen oak tree, the whole bounded by mature hedging and backing onto grounds in the ownership of Sir Roger Manwood’s. In addition, there is a delightful enclosed terrace area suitable for a table and chairs. The rear garden is accessible via French doors from both the garden room and the sitting room. In addition to the parking in the driveway and garage, there is discounted Residents’ parking available throughout the town via Dover District Council on an annual permit basis. This includes parking within the town’s municipal car parks and resident parking areas in the town’s streets.
St George’s Place occupies a delightful, quiet situation on the edge of this historic Cinque Port town within walking distance of the excellent and diverse selection of shops, pubs, restaurants and amenities in one direction, or Sandwich Bay to the East. Sandwich has existed since at least 664 ad and was one of the first towns in England to have a mayor and borough status. It was, for several centuries, the largest and most important port in England and in mediaeval times was one of the five ‘Cinque’ main ports, along with Dover, Hythe, Romney and Hastings responsible for the defence of the South-East coast and the Channel. Today, Sandwich retains much of the charm and character of its historic past, with its picturesque streets, jettied timber houses, Dutch gables, river frontage, ancient pubs, stores, quay gate and toll-bridge. Sandwich Bay, together with The Royal St George's golf links, the home each decade of The Open Championship, together with other leading golf courses including Prince’s and Royal Cinque Ports (both former Open Championship venues) can be reached easily on foot or by car, whilst the Cathedral city of Canterbury with its many cultural interests, restaurants, schools, colleges and two universities, is about 12 miles distant. From Sandwich there are connecting train services to London (St Pancras) and Charing Cross, whilst the A299 Thanet Way facilitates rapid access to the M2 motorway. For channel crossings the port of Dover is about 13 miles and the Channel Tunnel terminal at Cheriton is about 22 miles distant. The new Thanet Parkway Station also facilitates rapid access to London by rail.
