The kitchen occupies the front of the plan, with it's beautiful morning light, its units a mixture of muted grey cabinetry and exposed plywood. Storage space is maximised by cupboards above and below smooth quartz countertops and in a separate island with plenty of intergrated shelving. All appliances are by Bosch: The oven and an induction hob lie beneath a square-tiled splashback, and a Blanco undermount sink, with Grohe brushed stainless steel fixtures is perfectly placed beneath a window.

From the upstairs landing, which is grounded with original pine floorboards, are three peaceful bedrooms. The principal has built-in storage, while the two remaining rooms look out towards trees. The smallest bedroom is presently used as an office/studio, but could accommodate a double bed if required.

    As with the rest of the apartment, the shower room celebrates geometry and clean lines. White squared porcelain tiles - the same used to form the splashback downstairs - are complemented by a green version that surrounds the shower.     Outdoor Space

    The balcony lies on the building's westerly aspect, capturing the best of the afternoon and evening sun throughout the year. Its position on the second floor lends a private feel and a wonderful sense of extension to the interior plan as well as plenty of space for outdoor seating and potted plants.

    The Area

    The house sits moments from the Regent’s Canal towpath, which leads towards Victoria Park in the east. Even closer to home, however, is London Fields and its popular heated lido. Haggerston Park is also a short walk away. The much celebrated Broadway Market, also sits minutes away with its much celebrated independent shopping and restaurant scene.

    There are many fantastic cafés and restaurants locally, including Lardo on Richmond Road, Café Cecilia and Sune of Broadway Market, Elliot’s on Mare Street, and Sesta and Violet on Wilton Way. E5 Bakehouse, on the edge of London Fields, is excellent for freshly baked artisan bread and grains. Favourite coffee spots include Climpsons and the newer opening, takeaway-only Running Late.

    To to south of the apartment are the wonderful Hackney City Farm and Columbia Road, with its shops and weekly flower market. To the west is Dalston's Kingsland Road, home to a wealth of brilliant bars, including Three Sheets, restaurants like Mangal II, and a branch of bakery The Dusty Knuckle.

    There are several schools nearby, including St Paul’s With St Michael’s CofE Primary School and Sebright School.

    Transport links are excellent: Haggerston (Windrush line), London Fields (Weaver line), and Cambridge Heath (Weaver line) stations are all within around 15 minutes' walk of Orwell Court. There are also several bus routes serving the area.
