Description
Greenside is a beautiful family home, with an additional two bedroom cottage. The house sits in a stunning elevated position that provides some of the best views in Fife. Having originally been built in 1733, the property was reconstructed as farm buildings in the early 19th century before being converted back into a residential home in the 1990s. The house and cottage are set as three sides of a square, around a unique historic sunken cattle court with eight arched bays. It creates a wonderful central courtyard feature which is overlooked by an upper terrace, with the Firth of Forth as a picturesque backdrop.

The front door opens into an entrance hall with access to a WC, cloakroom area and utility room. The main family sitting room is approached through two brick archways separated by an old stone column. This living space forms the heart and central hall of the house and contains a double height space with staircase access to the first floor. The sitting room is full of character with an exposed stone wall, flagstone and solid wood flooring, windows with shutters overlooking the courtyard and a double sided log burner which also faces into the adjacent dining room. This is another character-laden room with exposed timber ceiling beams and solid wood flooring. The rear hallway leads past a store room and a cloakroom with WC, to the magnificent drawing room with its barrel vaulted double-height ceiling. The large fireplace is a centrepiece at the far end, with decorative wooden surround and mantelpiece. It is overlooked by a gallery from the floor above, and a door leading out to the rear garden, and a wood store to the side. The kitchen opens onto the central hall and sitting room. It is fitted with a range of kitchen units and appliances including a five-door aga. It has a wonderful view through the south-facing double doors into the garden. It includes a spacious informal dining area with a large floor-to-ceiling window. A useful shelved larder sits adjacent to the kitchen. A further corridor leads off the central hall to two double bedrooms and bathroom with both a bath and separate shower.

The first floor can be reached by two staircases: One an open wooden staircase from the central hall and sitting room, and a further staircase from the rear hallway between the dining room and drawing room. On first floor level, there are four double bedrooms, two of which have en suite bathrooms, and a further family bathroom. The first floor family room sits off the galleried landing above the central hall. This is another beautiful and atmospheric reception room with an exposed stone wall, ceiling timbers, a large arched window, a log burning stove and a useful storage cupboard. The Cottage (known as Grieve’s House)
The self-contained cottage is integrated into the eastern section of the property. It has its own parking area to the east side which provides direct access into the kitchen and entrance hall. Gardens, grounds and outbuildings

Greenside sits in a private setting with spectacular gardens and grounds that wrap from the north, to the west and around to the south of the house. The historic cattle court is surrounded on three sides by a raised terrace, one side of which is covered. A central staircase sweeps down into the cattle court from the upper level and through to the lower outbuildings and field at the front. There are three grazing fields at Greenside, extending to about 14.5 acres in all. The field in front of the house to the south extends to about 2.2 acres with the main driveway running to the west. There are also two large fields to the north of the house. The one to the west is about 7.6 acres, is flanked by mature trees on three aspects and has a hard surface tennis court in the corner. The one to the east is about 4.7 acres, and is also flanked by woodland on three sides, and the views towards the Firth of Forth, Bass Rock and Largo Law are spectacular. Location
Greenside occupies a beautiful rural and elevated setting in the heart of Fife, with spectacular southerly views across the Firth of Forth and beyond. The coastal town of Lundin Links sits less than 4 miles to the south, and neighbouring Lower Largo just to the east of it. Both offer lovely beach walks and access onto the Fife Coastal Path, as well as a variety of local shops and services. The popular village of Elie, home to one of Scotland’s finest sandy beaches, is only 9.5 miles away, and Fife’s East Neuk fishing villages of Pittenweem, St Monans, Anstruther and Crail lie beyond. Elie is well known for its water sports, including sailing, paddle-boarding and windsurfing, while on land there are two golf courses, one the acclaimed 18-hole course and a short 9-hole course. Elie Sports Club offers group and individual coaching in golf and tennis during school holidays, and the village is served by pubs and cafés which include the renowned Ship Inn. Locally, The Kinneuchar Inn and Bowhouse’s indoor market and food hub at St Monans are also very popular.

The seaside town of St Andrews, with its beautiful beaches, historic university and golf courses including the world renowned Old Course, which will host the 2027 Open Championship, is only 12 miles away. There are other traditional links golf courses at Crail, Leven and Lundin Links as well as new courses at Kingsbarns and St Andrews Bay.

Greenside is also well placed for access to local towns and villages of Markinch, Glenrothes, Leven and Kirkcaldy which all offer a wider range of services, supermarkets and amenities. Glenrothes, as a larger town, has an M&S Simply Food and offers additional facilities including the Michael Woods Sports and Leisure Centre with swimming pool, gym, and fitness classes.
