About this property

This three-bedroom duplex apartment in Hither Green, south-east London, has been recently completed with distinctive and thoughtful finishes. Its prismatic form successfully creates a series of bright and dynamic areas through dramatic glazing, unexpected volumes, and mid-century-inspired interiors. The apartment is close to Manor Park and Blackheath and is a 12-minute walk from Hither Green station, which runs services to central London in as little as 14 minutes.

Please note that this listing relates to apartment Manor Park II, although the images show Manor Park III.

    The Tour

The building has a striking exterior, with varied textures of light stone and brick creating a confident silhouette. There is a generous entranceway from the street over a landscaped patio, leading to the building’s recessed front door. This apartment unfolds over the ground and first floors: The main bedroom and living spaces are on the lower level, with the other two bedrooms above.

Terracotta tiles with underfloor heating extend across the ground floor. The open-plan primary living spaces lie at the rear of the lower level, orientated towards sliding glass doors that open to a private terrace. The kitchen is by Howdens and has smart green-blue cabinets and a green-tiled splashback; built-in appliances are from Bosch. Walls have been finished in a neutral limewash by Bauwerk, adding texture to the space. Behind is a pantry/utility room.

The hallway on this level provides access to two separate bathrooms, one with a large bath and the other with a walk-in shower. These have been decorated with tiles from Johnson, and floors in large-format terrazzo. There is also a spacious storage cupboard, which has been thoughtfully designed so that a lift could be added if required.

At the front of the plan, the main bedroom is a bright space illuminated by two generous windows. A full wall of wardrobes provides storage, and there is an en suite shower room. Windows throughout are Velfac triple-glazed.

The first floor is home to two further bedrooms and a family bathroom. The bedrooms are serene spaces, with engineered oak floors and the same tone of limewash on their walls as downstairs. Working in smart contrast, the bathroom utilises a palette of deep blue tiles surrounding the walk-in shower that complements the blue finishes seen downstairs.

    Outdoor Space

The apartment has both a terrace area on the ground floor and a balcony on the first floor. The first is accessible via sliding glass doors, which create a seamless connection between the spaces. The latter can be accessed by both top-floor bedrooms, again generating a wonderful sense of flow throughout.

    The Area

The apartment is close to several green spaces: Manor Park lies at the end of the road and runs alongside part of the River Quaggy, while Manor House Gardens is a short walk away. Slightly further beyond, but still within easy reach, is the restorative greenery of Blackheath, along with its village-like centre, which we’ve written about in our Journal. Beyond lies Greenwich, which has a similarly broad offering of brilliant places to eat and ways to while away an afternoon, not least the National Maritime Museum and the Old Royal Naval College.

Even closer to home are the likes of Sapore Vero pizzeria, the Station Hotel and cafés Milk and Arlo and Moe. There is also a brilliant grocery and deli, Found Hope, on Hither Green Lane. There are plenty of schooling options nearby, including Trinity Church of England School, Brindishe Manor School and St Margaret’s Lee CofE Primary School in the state sector as well as privately run Blackheath gdst.

Hither Green station is a 12-minute walk from the house and runs services to London Bridge in as little as 14 minutes, Waterloo East in 16, and Cannon Street in 18. There are also plenty of bus routes that serve the area.

Tenure: Share of Freehold / Lease Length: Approx. 999 years remaining / Service Charge: Approx. £3,694 per annum / Ground Rent: Tbc / Council Tax Band: Tbc
