So Folks...the challenge for today is to find a better home for the money in Adel. Experience tells me you will need to be quick with this one! Where else can you find a sizeable, beautifully presented, contemporary extended end town house with a southerly private back garden, simply to die for. Do let me know if there is another one as good as this...and with no onward chain!

This is an extended end town house that is full of surprises! It's much bigger than it looks from the outside and is nestled away in a quiet little backwater, in a much sought-after leafy suburb of north Leeds. In my opinion, it would suit a wide range of prospective purchasers, ranging from those requiring their first home, to people who would wish to downsize yet continue to live in this very desirable area. At this price, it is also an excellent opportunity to acquire a rather nice investment!

What impressed me most was the overall size of the property, with good-sized rooms and plenty of storage space as well. On the ground floor, there is an entrance porch and great storage, a lovely 3-metre entrance hall, a generous open-plan, combined living room and dining room and a modern style kitchen. There are 3 good-sized bedrooms (ideal for a family and for those wishing to work from home) an en-suite cloakroom/w.c., and a fully-tiled bathroom. The rear garden is the icing on the cake...Larger than average, has twin timber decks, a lawned area, is enclosed and has a southerly aspect! What could be better? Communal off-road parking is on hand. And to cap it all...there is no onward chain!

Your guided tour will start by proceeding through the front entrance door into the porchway, where there is great storage space. In turn, you will then enter a lovely contemporary hallway (check out the photo) which has a recessed storage area underneath the stairs. At the end of the hallway, you will enter a rather impressive, 6.54 metre, extended open plan living/dining room which has access onto, and great views over, the sizeable and enclosed sunny back garden areas. The kitchen has everything that one would need and comes with soft closure on the cupboards and drawers...so no trapped fingers or banging of cupboards for you. Back into the hallway and the staircase will whisk you up to the first-floor landing, where there is a useful storage cupboard and access to the loft. There are 2 bedrooms located at the back of the house, with a generously proportioned ”master” bedroom sited at the front, having the benefit of an en-suite cloakroom/w.c. A fully tiled bathroom, which has a white suite, finishes off your internal walk-around.

And so to the outside...There is potential to use the front garden area for parking, or alternatively, communal off-road and roadside parking within the cul-de-sac. Just wait until you see the back garden...I have taken quite a few photos for you to admire...it is sizeable, has twin timber decks and a lawned area. Also, great privacy by not being directly overlooked. Sunshine is assured as it has a southerly aspect too. This is truly a great space for those who enjoy outdoor life and entertaining!

Now for the amenities...Adel is considered to be a popular and sought-after leafy suburb within North Leeds. The main arterial roads give easy access to Horsforth, Moortown, Chapel Allerton, Headingley, Bramhope, Leeds city centre and access to the motorway networks, and of course, Leeds and Bradford International Airport are a few miles away. Regular public transport is on hand and there is a selection of schools in proximity, catering for children of all ages. Private schooling and nurseries, too. Apart from good shopping, restaurants, pubs, and wine bars, there are lots of sports clubs to visit in order to work off those overindulgences.cont....the vibrant Adel village memorial club, The Village, David Lloyd, and Chapel Allerton Lawn Tennis and Squash Club, to name just a few. Also of local interest is Golden Acre Park, the Canal Gardens at Roundhay, and the famous Roundhay Park with its twin lakes.

There are at least 6 good golf courses within a few miles, including Headingley Gold Club within a 5-minute walk. Oh, and did I mention the beautiful York Gate Garden about 10 minutes away? A 30-minute drive North takes you out into beautiful North Yorkshire countryside...a true gem of the County! So there you have it, one of Adel's best-kept little secrets...not now that I have told everyone about it! Continued... Where this house comes into its' own is the size and orientation of the back garden. The back garden has gated access as well as from the living room itself via double-glazed double doors. Immediately to the rear of the property is the first of the 2 timber decks (check out the pics). For those of you who like some lawn and flower beds, you have that too.
