About this property
Private garden
Architecturally-treated four bedroom (three are good doubles, one a small single) Victorian terrace on a quiet residential cul de sac with zero through-traffic, placing you an eight minute walk from St. John’s Station, and 10 from Lewisham Station - with added DLR (you are also a short walk from Elverson Road DLR). Permit-parking is on-street.
A really big attic (ripe and suitable for conversion; neighbours have added two bedrooms and a bathroom to their original setups) and a glorious, mature part-walled garden complete the offering.
You are also pleasingly close to both Hilly and Ladywell Fields, and to Ladywell’s village-style high street, plus Ashmead and Prendergast Vale primaries, and Glass Mill Leisure Centre.
A walled front garden sets you back from the pavement. It’s up a few steps to your front door and a welcoming hall greets you.
To your right you have a bright double-reception - running over 27 feet - with period coving, picture-rail and rose detail. Stripped and painted boards are underfoot, and you have two opened-up fireplaces (working, they just need a sweep) with exposed bricks and dreamy marble surrounds.
You can access your kitchen/dining room here, or from the end of the hall (passing first through a cute, clever utility lobby, complete with downstairs/guest w.c. With barbican sink): An impressive, entertaining-friendly and contemporary C21st space, it is 18 feet by nearly 15 feet, with a wonderful glazed box window seat onto the garden, and smart glazing over the area that was once the side-return.
Up the stairs and from the half-landing you have the first of your double bedrooms, of over 12 feet by over 9 feet, with stripped and painted boards and more welcome white walls. Next door is the property’s windowed bathroom, with neat contemporary sanitary ware and fittings (including an over-bath shower).
From the landing proper, you have another double (of over 12 feet by over 10 feet this time) to your left. Opposite this is a linen closet. Then to the front of the house you have a sweet single bedroom (of 5 feet by over 8 feet) and the principal bedroom (of over 12 feet by over 10 feet. These two front bedrooms have lovely curves to their sash windows.
Lewisham is very much ‘on the up’ with redevelopment of the shopping centre and surrounds coming soon. You also neighbour the hot spots that are Ladywell, St John’s, Deptford, Brockley and New Cross.
Really locally, Brockley Market is a great Saturday spot. The Talbot pub is good for tacos and roasts. For coffee, loaves, brunches and lunch salads, nip over to Middleton. Everest Curry King has been Jay Rayner endorsed (we must try soon!).
In Ladywell (walk here in 15), the village-vibe high street has a butcher, deli, greengrocer, pizza place, a couple of strong cafes, and newcomer restaurant: Wilson’s.
We’ve mentioned the most local parks. You are also a short bus ride to Greenwich Royal Park and Blackheath’s big open spaces.
