Location:

The spectacular setting of Symonds Yat is famed for its phenomenal river scenery, woodland expanses and limestone cliffs. There are a multitude of welcoming riverside pubs and restaurants. There are many delightful walking and cycle routes throughout the area and, for those who enjoy outdoor pursuits, various companies offer a wide range of activities such as canoe hire, rock climbing and caving.
The neighbouring village of Whitchurch is highly sought-after as it boasts a wealth of amenities, such as its Church of England Primary School which secured 'Good' and 'Outstanding' scores during Ofsted's 2025 inspection. It also offers a popular community-spirited village shop, Woods of Whitchurch which also operates as a coffee shop and takeaway. There is also an excellent village hall, a reputable mot centre, a highly commended hospitality venue - The Old Court Hotel - plus a post box and bus stop.
Symonds Yat is just two miles from the Welsh border and centred between the two popular market towns of Ross-on-Wye and Monmouth, both of which offer highly regarded secondary schools, supermarkets, restaurants, pubs, leisure facilities and independently owned shops.

A series of major road networks are also easily accessible; the A40 is around a mile away and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye, around eight miles away, which gives good access to the M5.

The Home At A Glance:

A glass-framed balcony, which begins past a secure door, leads around the home, exhibiting a phenomenal panorama of Goodrich, Chase Woods, Coppett Hill and Symonds Yat, with the glorious garden below. The main entrance leads into a generously sized dual-aspect boot room. A herringbone floor flows through into an impressive open-plan living space - a zone that carries a vaulted ceiling and exposed trusses. Plenty of natural light pours into the expanse through a series of full-height glass doors which lead out to various areas of the glass-framed balcony, continuing to showcase the spellbinding surroundings. The kitchen features timelessly elegant dove grey shaker units, which are complemented by quartz effect worktops. In terms of appliances, there's a Zanussi double oven, a ceramic sink with a hot water tap, and a central island with a breakfast bar and an induction hob. A door in this section gives access to a pantry, and there's also provision for a dishwasher and an American-style fridge/freezer.

Beyond the kitchen, there is a formal dining area, and a cased opening separates this from the sitting room. It is worth noting that the latter includes bi-fold doors, which lead to a particularly large section of the balcony, which offers an excellent spot to soak in the sublime scenery. A staircase leads down to a hallway, which gives access to the bedrooms, all of which bear sliding glass doors which lead out to a veranda - presenting an especially lovely vantage point to watch the sunrise over Coppett Hill.

Of the bedrooms, the master is a dual-aspect space with an en-suite shower room - complete with a walk-in rainfall shower, a vanity unit, a WC, an illuminated mirror and a heated towel rail. The second bedroom, meanwhile, is equipped with plenty of storage which is fitted across a corner of the room. The family bathroom includes a p-shaped bath with an overhead shower, a WC, a vanity unit, an illuminated mirror and a heated towel rail. This level of the home also has a utility room, which has space and plumbing for a washing machine and tumble dryer. There's also an additional sink and a door leading outside.

The Great Outdoors:

The garden slopes downhill and includes several terraces. A variety of birdsong fills the air, enhancing the idyllic and tranquil atmosphere, while vibrant blooms give a kaleidoscope of colour and many mature trees and shrubs adorn the expanse. Steps and pathways meander around the grounds and these are lined by well-stocked borders. The raised car parking area is accessible off the main lane. This is bordered by metal railings and also has an electric vehicle charge point.

General Services:

Oil-fired central heating. Mains electricity, water and drainage. EV charge point. Telephone line and fibre broadband.

Directions:
