    The Development

The area was redeveloped between 1962 and 1966 by the London County Council Architects Department, City of Westminster.

    The Tour

    The block is reached via an entry buzzer at the front door. Set on the first floor, this maisonette is accessed via a communal stairwell and walkway that faces the rear communal gardens.

    Entry is to a generous open-plan kitchen and living area. Solid engineered oak floorboards ground the space, and a crisp, white palette enhances the light that enters from either end. At one end, a brilliant bay window faces out towards mature, leafy trees and the Regent's Canal.

    Next to the front door, the kitchen is formed of quartz-topped units painted in ‘Black Blue’ by Farrow and Ball.     The upstairs landing connects to three bedrooms and a bathroom, all revealed by transom-topped doors that allow light to diffuse. The principal bedroom is at the front and has an en suite shower room with a frosted-glass pocket door. At the rear, the second bedroom is of a good size and has built-in wardrobes. The third room is currently used as a walk-in wardrobe and study area.

    Outdoor Space

    Well-maintained communal gardens lie to the rear of the block. Mature trees surround a lawned area, casting dappled shade across the grass and over thoughtfully placed benches - apt for a summer's lunch, or for an afternoon spent reading.

    The Area

    Known officially as 'Little Venice' since the latter half of the 20th century, the area initially earned its name from Lord Byron, who gave the locale its moniker on account of its meandering canals, café culture and elegant architecture.

    The area is adjacent to the Regent's Canal, which acts as a gateway to the rest of the city. Redeveloped in recent years, Little Venice is now the setting for much-loved shops, restaurants and communal outdoor spaces that host live Wimbledon screenings and film nights in the summer. A local favourite, the Waterside Café is a lovely spot here for coffee, while lunch on one of the many barge restaurants is a must-do. The oasis-like Clifton Nursery and Café is also close.

    The maisonette is an eight-minute walk from Formosa Street, a pretty thoroughfare with boutiques, cafés and bars. It is home to the excellent restaurants Paulette, The Summer House and The Waterway, while The Hero provides a buzzing spot for delicious fare and pints of ale.

    Less than a mile away are Kensington Gardens, Hyde Park and Regent’s Park. Lord’s Cricket Ground is also within easy reach. Notting Hill lies just to the south-west and Marylebone to the south-east.

    Neighbouring schools include Hallfield Primary School, Edward Wilson Primary School and the independent l'Ecole Bilingue.

    Warwick Avenue Underground station (Bakerloo line) can be reached in six minutes on foot, while Warwick Crescent is a seven-minute stroll along the canal from Paddington station (Circle and Hammersmith & City lines). Heathrow Airport can be reached within 15 minutes on the Heathrow Express, which runs regularly from the station.
