Set on the ground floor of a tidy modern brick terrace, this smart one-bedroom apartment offers 340 sq ft of well-organised space in a brilliant Hackney location. Just around the corner from the open green spaces of Hackney Downs and a short stroll to Mare Street’s lively mix of shops, cafés and restaurants, it’s an ideal base for city living.

Inside, the flat is well presented and low maintenance, with a simple, clean layout that makes the most of the available space. Whether you're starting out, looking for a rental investment, or seeking a well-located pied-à-terre, it’s a solid choice. Offered chain-free and ready to go, it's a great opportunity for those keen to move without delay.

If you lived here...

Set behind neat black iron railings, a forest green front door marks the entrance to this well-thought-out one-bedroom apartment. Step inside and you’re welcomed straight into the heart of the home—a bright, 19ft open-plan kitchen and reception room, full of natural light thanks to two generous windows.

Warm oak flooring runs underfoot, tying the space together and softening the modern feel. The layout is versatile and well-proportioned, with space to cook, relax, and eat without compromise.

The kitchen is smartly arranged to make the most of the space. White cabinets, black countertops, and metro-tiled splashbacks give it a clean, unfussy look. Integrated appliances are built in, keeping everything streamlined and practical.

At the back, the double bedroom continues the theme—quiet, simply styled, with more of the same oak flooring and a built-in storage cupboard.

The bathroom brings in a touch of vintage style: A white suite with a black-panelled bath and a retractable glass screen. White metro tiles line the walls, offset by bold emerald green paintwork and classic black-and-white floor tiles—simple choices that add texture and character.

This is a home that balances practicality with personality—easy to live in, and easy to love.

- This location strikes a rare balance—just moments from the energy of Stoke Newington, Dalston, Hackney Central, and nearby hotspots like London Fields, Broadway Market, and Chatsworth Road. You’ll have easy access to independent shops, gyms, wellness studios, galleries, and vintage stores, all within walking distance.

A word from the owner...

"I have absolutely loved the location of the property. You are right in the beating heart of Hackney, with a multitude of top brunch cafes, brilliant restaurants, bars, pubs and boutique independent shops a minute or two walk in any direction. Hackney Downs is just up the road, London Fields and Victoria Park are close by, and I used to enjoy a run along the River Lea, which can be accessed from Hackney Marshes. You are minutes walk to Hackney Central and Hackney Downs stations, and it's also a pleasant walk to Dalston and Chatsworth Road. The area has changed a lot in the last ten years, but Clarence Road/Mare St still retains the original Hackney character and unique charm. You genuinely couldn't ask for a better location if you want to live in East London."
