Our Thoughts:
This property is a real find! Built by the current owner's grandfather, it has been cherished by the family for many years. The extension at the back really opens up the space, making it ideal for family living. The double garage and driveway are great bonuses, providing plenty of parking and storage. The garden is a lovely spot to enjoy the afternoon sun, and the proximity to local parks and shops makes it a convenient choice for families. It's a home that has been well-loved and is ready for its next chapter.
Owners Thoughts:
This house has been in our family for a long time, and it holds many happy memories. My grandfather built it himself, and no expense was spared in making it a comfortable and solid home. The garden is excellent for gatherings, and the location is just perfect with parks and shops nearby. Although I don't live locally anymore, I would have loved to move in myself. It's a place filled with warmth and character, and we hope the next owners will love it as much as we have.

Please note: This property is not yet registered at the Land Registry. This is perfectly normal for some homes, particularly ones that have had the same owner for a long time, but it can mean that the legal work may take longer than usual. Buyers should factor this in when considering timeframes for moving.
The good news is that this property is contract ready!
What Contract Ready Means for You — the Buyer
When a seller is Contract Ready, it means all the key legal documents are prepared before a sale is agreed, so everything’s ready to go as soon as the offer is accepted, with no cost to you.
This includes:
• Proof of ownership and authority to sell
• Seller’s Property Information Forms (TA6, TA10)
• Draft contract of sale
Your solicitor usually receives the full legal pack within 48 hours, so they can get to work immediately.
How this helps you:
• Reduces the number of enquiries going back and forth
• Smoother and potentially quicker sale
• Lowers the risk of the sale falling through
