Situation - The land is situated in picturesque Upper Swaledale to the south-side of the B6270 approximately 1 mile west of Muker and half a mile south of Thwaite, and lies at the junction between the B6270 and the road to Hawes by the Buttertubs Pass. Hawes is approximately 7 miles, Reeth 10 miles, and Kirkby Stephen 12 miles.

Directions - The nearest postcode is DL11 6DW but this covers a number of properties, so preferably use the what3words reference which is ///defected.registers.homing.

Tenure -The freehold is offered for sale with vacant possession upon completion. The land is subject to a seasonal grazing licence.

Planning - Planning consent was granted on appeal on 31st January 2025 for conversion of the traditional stone barn to a camping barn subject to conditions. A copy of the consent is available upon request, but the main terms include development to commence within 3 years of the date of permission. Also the building shall be used for short-stay holiday accommodation as a camping barn only, and no individual person shall occupy exclusively or use the facilities provided for more than 3 consecutive nights or more than 28 days in any 12 month period. The building shall not be used or occupied as a dwelling house. In addition access is to be on foot or bicycle, and the barn will be off-grid with no mains electricity or water. An eco-friendly composting toilet is permitted. Heating would be via a log-burning stove.

The development shall be managed in full accordance with the Visitor Management plan.
