About this property
An excellent opportunity to acquire approximately 1.85 acres (0.75 hectares) of pastureland and mixed woodland, located near the villages of Penycae and Glyntawe, within easy reach of Brecon and Swansea. The land is offered for sale as a whole and may appeal to those seeking a small agricultural or amenity parcel in a scenic rural setting within the Brecon Beacons National Park.
The Land
The land extends to approximately 1.85 acres (0.75 hectares) of agricultural pasture and woodland, bounded in part by livestock-proof fencing and mature hedgerows. It is located approximately 20 miles from the popular market town of Brecon and 20 miles from the city of Swansea
The property benefits from a steel pole framed outbuilding, currently used for storage purposes. The land is predominantly flat in nature, with some level areas, and is classified as Grade 4 under the Agricultural Land Classification (Wales). It lies at an elevation of approximately 191 metres to 195 metres above sea level. The property can be accessed via two gateways and an additional wooden pedestrian gate from a council-maintained road. The property benefits from a reliable natural water supply, sourced directly from the River Tawe and supplemented by a natural stream emerging from the nearby resurgence cave.
In addition to its agricultural potential, the land supports a diverse range of natural habitats, including permanent pasture, stream and river frontage, mature trees, and areas of woodland. This biodiversity may offer future opportunities for environmental schemes, including carbon mitigation initiatives.
