Description
Luscombe Maye are delighted to bring to market this unique opportunity to purchase two distinctive off-grid properties via formal tender. The sellers aimed to build an off grid house that is cost effective, easy to run and heat and with no bills (apart from council tax) but that felt like a standard mains connected house.
The Paddocks consists of two timber built properties that sit on approximately an acre and a half of land. The cladding used is locally sourced sustainable timber from Haldon Forest. The main property offers an open plan kitchen/ diner/ lounge which is finished with a log burner and green scenic views. The bathroom consists on a double shower, hand basin and WC. This property features three sizeable bedrooms, complimented by stunning surrounding views. Externally, there is a tiled patio area, perfect for enjoying some evening sun. The property benefits from solar panels with a generator and battery bank, and is very well insulated requiring little heating and staying cool in the summer.
The second property is eco built, locally by the Black Dog Boys and insulated with sheeps wool. It offers open plan living, and includes a kitchen/ living area with exquisite views from a large picture window. The raised double bed also benefits from this fantastic scenery, and the space is finished with a log burner, adding to the cosy feel. This property would work perfectly as an air bnb, or space for guests. There is an outdoor seating area perfect for enjoying an al fresco meal. This property also has solar panels and a battery bank.
Externally, this plot offers an amazing field with 2 box field shelters on skids, and driveway parking for multiple vehicles. There is a newly installed borehole which gives a plentiful, strong supply of very pure water.
There is a professionally designed and installed off-grid electrical system with solar panels, an inverter, a large capacity rolls battery bank for storage and a diesel generator for back up.
Being a less than 10 minute drive from Totnes, and offering amazing scenery and off- grid benefits, this plot is a must see for anyone looking for a unique opportunity.
Harberton
Harberton is one of the South Hams' most sought after villages, being close to Totnes and having its own strong community centring around St Andrew's Church, the popular Church House Inn and the parish hall. With an outstanding village pub and farm shop selling local produce (both within walking distance), it offers a superb lifestyle in an idyllic location. Totnes, within about 2 miles, is known as an Elizabethan town but has much earlier origins with a castle, a wonderful position on the River Dart and a main line railway station. It has a well regarded community college, full range of shops, a weekly market and a wide choice of cultural facilities.
