About this property
Private garden
A classic flat-fronted three bedroom Peckham Victorian terrace of 1009 square feet, with stripped floors and white walls, a low-maintenance west-facing garden (good afternoon sun), a sizeable basement, and a pleasing chain-free status.
You are looking at a quiet residential back-street location (think driving lesson territory), close to central Peckham, and to both Peckham Rye and Queens Road Peckham stations (it is just half a mile to either).
From your hall, you have two independent reception rooms to your left. Your twin-sashed front room is over 11 feet each way. The rear one is over 10 feet by over 9 feet (is currently in use as a bedroom).
At the foot of the hall you have your double-aspect eat-in kitchen, running over 17 feet. Timber-framed folding doors (which face sunny south) are a nice feature here, onto the side-return section of your paved garden.
On the first floor your principal bedroom rests across the front of the house. This is over 15 feet by over 11 feet. A pair of sash windows deliver street views.
Adjacent is bedroom two - this one is over 10 feet by over 9 feet, and has a double-glazed window.
At the back of the house your third bedroom is over 8 feet each way (again, with a double-glazed window) and next door you have your windowed bathroom and separate (also windowed) w.c.
Marmont Road sits just a few minutes from Peckham’s iconic, Stirling Prize winning Library (designed by Will Alsop) and Mountview Academy (performing arts), Next door, Peckham Pulse has good gym and swim facilities plus classes, and you can take the canal path from just outside here down to Burgess Park and beyond.
There is a weekly Farmers’ Market in Peckham Square every Sunday 9am to 1pm, and Bellenden Road and Rye Lane are also close for independent shops (plus the high street staples and supermarkets) and plenty of places to spend your pennies and attend events, exhibitions, etc. We particularly like The Bussey Building and Copeland Park, Review Bookstore, The Montpelier, Ganapati, Artusi, The Begging Bowl, and Sally Butcher’s Persepolis (Persia in Peckham). In the warmer months, rooftop drinks with a sunset are a must at Frank’s or The Bussey rooftop bars. When it's cold, Peckham Plex cinema is great with £5.99 tickets.
Camberwell and New Cross aren’t far either for more options. The Camberwell Arms, Theo’s, The Kerfield, Little Cellars and Veraison Wines are strong spots. Ual Camberwell campus is close, as is Goldsmiths University (with cool contemporary art gallery: Goldsmiths cca).
