If you’re looking for a home that has an abundance of space for you to create a world of your own in, then simply put, this is it. It’s quiet, even unassuming from the road, but it’s utterly enchanting.

It’s a place to live where you can watch nature happening in front of your eyes. It sounds like you’re buying a escape weekend where you can be “at one” with your surroundings rather than a home - but the beauty of this property is that it comes with the lifestyle attached, and it’s as integral to the property as the walls or the roof. Initially my thoughts were “unless you like your eggs fresh from the hen, or you’re happy to saw down a naturally fallen tree for firewood then do not apply” because that’s what greets you at the surface. However there are also exciting business opportunities too for those that can visualise the potential.

The house itself has a fascinating history, originally dating back to the Restoration of Charles II. It was first registered as “those 4 cottages” in 1836 - this was part of the Bilsington Priory estate (Bilsington Priory is separated from the house by approximately 200 acres of woodland). 4 cottages became 2 in 1905 and eventually - as the song goes - two became one to realise the home that is “Weavers Cottage”.

The ground floor of the property offers a kitchen, a separate dining room and lounge which are separated by a bespoke oak staircase. The lounge has an inglenook fireplace with a log burner which heats the house beautifully - but to ensure there are no cold corners there is another log burner in a second inglenook directly behind the lounge in bedroom 4.

The ground floor is completed by the beautifully presented bathroom. It’s perfectly in keeping with the character of the property (although internal bathrooms were rare until the 1940’s) and the sympathetic eye of the current owners is apparent here as it is throughout the property. There isn’t a corner that doesn’t feel genuine and authentic. This is home that has a true, beating heart.

The first floor offers 3 bedrooms - although it’s worth noting that bedroom 2 is accessed via bedroom 1. A corridor could be constructed between the rooms, but currently there isn’t the need.

Of the 3 bedrooms on this floor 2 are double aspect offering views of the surrounding fields and gardens, and all 3 bedrooms have high vaulted ceilings with exposed beams.

Grade II properties are not eligible for epc certification - so this seems an appropriate point to inform you that all of the ceilings and the roof have been attended to by qualified and respected tradespeople and that the equivalent of 300mm of insulation (in the form of tlx gold) has been put into the ceilings to ensure high levels of insulation. Thanks to this, the log burner and the gathered logs from the woodland provide all the heating you could need in the winter, at no cost to you.

In case of an extreme winter, the owners have also added thermostatically controlled electric radiators, giving you that extra peace of mind.

Running along the rear of the house is a large lean to, this too is part of the listed property - it’s used for storage currently - and any changes to it would need to be approved by the local council.

I could spend as much time as you have describing the features of the land, gardens and surrounds because it’s impossible not to engage with such a diverse and exciting space. The 3.5 acres of woodland for example are a haven for wildlife, surrounding a valley where a stream casually meanders through. It’s a place of peace and tranquillity. It’s also home to a spectacular tree house which will be the envy of all of your children’s friends! When you’ve got this much land and there are adventures for them to have, you’ll want to share it. What greater gift can you give kids than a safe space to live and learn in, and one that they can enjoy on the countless sleep outs and cook outs that will create memories and shape their lives - and no tablets or video games to be seen.

There is also a paddock area with its own separate access gate, and at the centre is a large pond surrounded by reeds and wildflowers borders and brimming with butterflies and insects. There is a gentle incline at one end that leads up towards the house, and the barn. The barn is a large structure offering 3 rooms, and has a wealth of possibilities (subject to the necessary permissions). It could be used for storage if needed, but the most exciting prospect would be turning into an air bnb. With Bilsington Priory only 4 minutes away it would be great for wedding guests, and for hikers and walkers this would be a perfect retreat too as the boundary of Weavers cottage sits directly on the Saxon Shoreway. This medieval pass followed the shoreline from the 3rd century which - despite global warming - was entirely different to the modern day shoreline. It is popular with walkers, hikers and historians who traverse the 140 mile path from Gravesend to Hastings, and so a welcoming air bnb directly on route could be a popular sight. Of course it’s hugely exciting to have it on your doorstep as a home owner too!

The property also has a double stable block with power and light, so the potential for equestrian use is another consideration. The stable block is near the entrance gate and offers easy access for trailers and horseboxes on firm land. The parking here is abundant, so you can have as much as you need.

If your dream is to own a house in the countryside, or raise a family in a safe space away from the relentless pace of daily life, then this is a home you need to see. If you dream of this but still need the convenience of being close to schools or the train station, then this location offers the perfect balance of both worlds.

We are more custodians than owners of homes such as this. Their history pre dates us in generations, and their future outlives us, but there is legacy in the lifestyle that it grants us. Standing in the grounds and soaking up the sights and the sounds is good for the soul. The smell of a woodland after the rain as the sun warms the leaves, is indescribable, and something we never take the time to enjoy - but you can here.

This is peace, this is serenity, and who can put a price on that?
