It is entirely separate from the main reception areas, providing scope for possible future integration with the dining space. The rear window overlooks the garden and helps to bring in natural light. From here there is also access to a useful pantry area.

The dining room
Set just beyond the main living room through an open archway, the dining area benefits from a rear facing window with views over the garden. It is a clearly defined space that can comfortably accommodate a dining table and chairs, with the potential to be opened up further if desired.

Situated at the rear of the property, the second bedroom is a comfortable double room with a pleasant garden outlook. It would serve well as a guest bedroom, child’s room or home office.

The third bedroom
A versatile bedroom located at the front of the home, the third bedroom could be used as an office, dressing room or study. The room benefits from plenty of natural light and a built-in wardrobe.

The bathroom
The upstairs bathroom includes a bath, pedestal sink and WC, along with tiled walls and a rear-facing window. The space offers a clean slate for modernisation.

The garden

The fee will be retained by Andrew Grant in the event that you the Buyer withdraws from the purchase or does not Exchange within 6 months of the fee being received other than for one or more of the following reasons:

1. Any significant material issues which individually are more than 1% of the agreed purchase price and are highlighted in a survey and were not evident or drawn to the attention of you, the Buyer, prior to the Memorandum of Sale being issued.
2. Serious and material defect in the seller’s legal title.
