Description
Old Grove Farm is a property where the name is a little misleading. Whilst once a period farmhouse, the property has now been transformed following a significant programme of renovation and extension by the current owners. Outside
On arrival, it is soon apparent that you are disappearing into your own oasis, with a long drive off a country lane, leading through countryside and down to the farm. You are greeted by plenty of gravelled parking that adjoins the house and the garage.

The gardens of Old Grove Farm have been created for ease of maintenance and living, whilst also providing a relatively blank canvas for someone to fulfil their horticultural vision. To the west of the house, perfectly positioned for views over the land and countryside and to take in the sunset, is a large terrace running the length of the house. Location
The house is located in unspoilt countryside, the south of the rural village of Stibbard and ideally located to enjoy the best of Norfolk and within easy reach of the North Norfolk coastline and the Georgian town of Holt. Despite the secluded setting, the access is quick to the Fakenham to Norwich road for convenience. The village itself has a primary school, and a public house, with other public houses locally and farm shops including Algy's to the east at Bintree.

Local amenities are provided via the prominent market towns of Fakenham and Holt. The latter is justifiably famous for its excellent range of independent shopping, café culture and restaurants including the Michelin starred ‘Meadowsweet’, Byfords, Bakers and Larners, together with an array of antique shops and art galleries. The town has a gp surgery and leisure facilities, and private education at Gresham’s which runs from pre-prep through to senior education. Beeston Hall prep school is further along the coastline, and good local primary schools are within reach.

The house is about 7 miles from Walsingham, with a thriving farm shop, primary school, shops and public houses and the North Norfolk coast is about 10 miles away, with its plethora of restaurants, public houses, excellent sailing, bird watching and network of coastal paths. A National Hunt racecourse and 9-hole golf course can be found at the market town of Fakenham (4 miles).
