Dating back to the 16th century, this beautifully converted home blends timeless character with thoughtful modern enhancements, offering a rare opportunity to own a truly distinctive residence.
Formerly an Oast house, the property retains a wealth of original features, with its unique architecture lending an abundance of charm throughout. The central hallway, with its exposed beams, sets a warm and inviting tone that continues throughout the home.
The idyllic, mature grounds provide a tranquil backdrop to four versatile reception rooms, each exuding its own distinct ambiance. The impressive double aspect sitting room, complete with French doors opening to the patio and an open brick fireplace, seamlessly flows into an adjoining snug, perfect for relaxed family living. A further sitting room offers a peaceful retreat, enhanced by timber beams and a wood-burning stove.
Entertaining is a delight in the formal dining room, set within the circular footprint of the original Oast. A separate study creates a quiet and refined space ideal for working from home.
At the heart of the home, the exceptional kitchen/dining room is both stylish and functional. Fitted with bespoke wooden cabinetry, granite worktops, and a striking central island, the space is completed by a traditional Aga, underfloor heating, and bi-fold doors that open to the garden. First class integrated appliances and a flagstone floor enhance the balance between rustic charm and contemporary living. A utility room and cloakroom complete the ground floor.
Upstairs, the sense of character continues. Six bedrooms offer superb versatility for family living or guests (two benefit from their own staircase), with vaulted ceilings, exposed beams, and timbered walls enhancing their appeal. The principal bedroom, located within the original Oast, is a truly unique space. Ample storage is provided via a separate dressing room and built-in hallway cupboards. Three well-appointed bathrooms, two family bathrooms and a shower room are sympathetically styled to suit modern family life.
Charming Converted Stable Block – Ideal for Home Working or Private Retreat
Set within the tranquil grounds of the main residence, this beautifully converted stable block offers an exceptional and versatile space, perfectly suited for use as a home office, creative studio, or peaceful retreat.
The conversion comprises two separate reception areas, each enjoying an abundance of natural light and fitted with sliding patio doors that open onto idyllic views of the surrounding gardens. Whether used as individual workspaces, consulting rooms, or areas to unwind, the layout provides flexibility and privacy away from the main house.
Supporting the living and working space is a well-appointed kitchen and a modern shower room, adding both comfort and convenience to the building’s appeal. Tastefully finished throughout, with attention to both character and functionality, this converted stable block offers a rare opportunity to enjoy a serene and inspiring environment, just moments from home.
A peaceful place to work, create, or simply relax in complete seclusion.
Outside
The striking façade of The Barn, with its original architectural details, creates an unforgettable first impression. A generous courtyard driveway and detached double garage offer extensive off-road parking.
To the rear, a paved patio and breakfast room balcony overlook the expansive lawned garden, interspersed with mature trees and established planting. A dedicated vegetable garden and potting shed offer a touch of self-sufficiency, while the grounds, extending to over three acres, provide excellent equestrian or lifestyle potential.
Owners comments:
We have loved living in The Barn and our family will miss it. It’s such a peaceful house in a beautiful and quiet area. Although it feels like you are in secluded countryside, it’s still within easy reach of East Grinstead and you can be in London in under an hour by train. We’ve enjoyed walking through the woods by the house. It’s a true pleasure to go on a country walk without having to use the car or even come cross any roads.
Working from home, the converted stables provide the perfect situation for me. It’s far enough from the house to feel like you’re not still at home and the view down the field to the wildflower pasture at the bottom is stunning. I’ve learnt to not get too distracted by it!
We just hope that whoever decides to move here will be as happy as we have been.
