Over time, the flat has evolved.

In 2019, architects were instructed to transform the original layout – opening up the living space and creating a second bedroom without compromising light, flow or storage.

The refurbishment work was extensive and high quality:

Why did you buy this property?
We were drawn to the area for a few reasons – the beautiful open green space (Blackheath is just a 100m walk at the top of the road), the charm of Blackheath Village with its shops and restaurants, and the quick and easy commute into Central London and the City. Being close to Lewisham’s ongoing redevelopment also felt wise, and the recent improvements have met our expectations.

What features of this property appealed to you when you were buying?
The character really stood out – lovely period features, Crittall windows, and that classic Victorian conversion charm. The space is light, open and airy, and the garden is a real treat – full of mature trees and a lovely place to have lunch and enjoy a glass of wine. Surprisingly often the loudest sounds are the birds! It genuinely doesn't feel like Zone 2 London.

How is the internet speed in the property?
The speed is good – speeds of up to 500mb are available. We currently use 100mb, which is more than enough for working from home and all the streaming we need.

What are your average utility bills like?
In the winter, we typically spend around £100–£150 per month, and in the summer, it’s closer to £50–£75.

Was the boiler changed in your ownership?
Yes, we installed a new boiler in 2019 (certificated of course)

Have any electrics changed in your ownership?
Yes – the flat was fully rewired in 2019. (again certificated)

Can you share any knowledge that only a local resident would know?
Granville Park is a bit of a hidden gem. It’s so close to the Heath and Lewisham Station - making commuting more convenient from here than the other side of Blackheath. The area is so peaceful, and lots don't know about the striking architectural Asian inspired property round the corner referred to as ‘Pagoda House’.

What is your typical commute to work?
It’s around an 800m walk to the station, then just 8–10 minutes by train to London Bridge or 15 minutes to Cannon Street.

What are the local school options?
There’s a good mix of well-subscribed nurseries, as well as state and private primary and secondary schools across Blackheath, Greenwich, and Lewisham.

What are the best local parks to visit?
Blackheath itself and Royal Greenwich Park (a unesco World Heritage Site) are both wonderful – perfect for walks, picnics, or just enjoying the open space.

What’s your favourite coffee spot?
Our favourite is 15 Grams in Blackheath, but there’s no shortage of great coffee nearby – Gail’s, Café Jade (a lovely French bakery and patisserie), and Montpeliers (great bacon sarnies!). Lewisham has your high street staples like Pret, Costa, and Caffè Nero, along with a fantastic Italian deli and Greenwich serves us well with another Gail’s (of course), Ole & Steen, Joe & The Juice, and Grind.

What are the best places for a drink?
In Blackheath, we recommend the Hare & Billet for its countryside pub feel (only a 750m walk from the flat), the Princess of Wales for its buzzing atmosphere, The Crown for its sunny terrace and revamped restaurant, and Zero Degrees Microbrewery for great craft beers and pizza. Greenwich has a world-renowned pub scene, including riverside spots like The Trafalgar and The Cutty Sark, as well as The Gipsy Moth, The Old Brewery, The Feathers, and The Richard I.

What are your favourite local restaurants?
In Blackheath, you’ll find The Ivy Café (always great food and service), Buenos Aires Café (top-notch steak and a cosy vibe), Cote Brasserie, Cha Louis (Thai), and The Everest Inn (Indian). You’ve also got reliable typical favourites like Pizza Express and Franco Manca. Greenwich is also packed with excellent options, like Sticks & Sushi, The Sail Loft, Pho Street and Peyton & Byrne.

Where are the nearest supermarkets?
There’s a large Tesco by Lewisham Station, a big Sainsbury’s in Lewisham Shopping Centre, an M&S at Blackheath Royal Standard, and a large Waitrose in Greenwich.

Is there any lovely feature you would otherwise like to share?
The flat looks out over a row of beautiful Victorian houses – some still single homes, others sensitively converted into flats. We get on brilliantly with all our neighbours, and will miss them when we move.
