What the owners says
We've lived in our top-floor flat in Crystal Palace/Upper Norwood for five years, and it's been a fantastic fit for our family. It's full of natural light, with treetop views, high ceilings, and loads of character. The layout has worked really well - three good-sized bedrooms, three bathrooms (two with baths), and just one other flat on the top floor, so it's always felt quiet and private. We've had great neighbours and the two parking spaces have been a big plus.
The location has genuinely made life easy. We're right across from Upper Norwood Rec, one minute from Westow Park, and a short walk to the Triangle, which has everything - cafés, restaurants, local shops, Haynes Lane Market. Crystal Palace Park and Stambourne Woods are both close, and Rockmount School, which is highly rated, is just down the road.
We've loved how self-contained it feels here - parks, shops, food, and playgrounds all within walking distance. We've rarely needed to go far, but when we have, transport links (including Gipsy Hill and multiple bus routes) have made it simple.
It's been a happy, comfortable home and we'll miss it a lot.
