Accommodation
The front door opens directly into the kitchen which serves as a pleasant, spacious entrance. From here, a door on the right leads into the sitting room which is equipped with a window to the front aspect and also boasts a wood burning stove which creates the perfect focal point to the room.
With space for a dining table and chairs underneath a front aspect window, the kitchen is well arranged with a variety of fitted wall and base cupboards and drawers. There is also a Belfast sink amongst a solid granite worksurface space. Built in is an eye level microwave, while space has been provided for cooker in an alcove with feature exposed brick and tiled surround. A door here leads into the utility room with there is space and plumbing for a range of freestanding appliances such as a washing machine, tumble dryer, fridge/freezer and a floor mounted oil boiler. Access is also provided to the garden via a door at the rear with a few small steps leading down from the back door.
The bedroom and bathroom layout has been rearranged to allow for a more spacious area, with the bathroom in particular a real standout feature of the home due to its' size. The lovely four-piece suite benefits from a double aspect and comprises a WC, vanity unit with wash basin, roll top bath and an enclosed shower cubicle. The bedrooms are almost identical in size, with one to the side elevation and the other to the rear, both with very useful built in storage, while each are comfortable double rooms.
Outside & parking
The front of the home is laid partly with shingle with space to park a car, with another parking area laid to tarmac creating a nice, level driveway. At the rear, a short path from the back door leads round to a lovely courtyard style garden which is fully enclosed - perfect for anyone with pets. This hard standing area has been also laid with a section of shingle with a couple of sunny seating areas and a range established plants and shrubbery which adds variety and interest to this secluded space.
Location
Broxholme is found within a short stroll of Lynton town centre, which offers a very good selection of pubs, restaurants, shops and tea rooms as well as its' twin village of Lynmouth. The village is accessible by road, but also by the famous water powered Victorian cliff railway - the only completely water powered railway in the country and a notable, popular tourist attraction. Lynton is located within Exmoor National Park which is renowned for its undulating Moors and pasture land with rivers running down through deep wooded combes and valleys to spectacular cliffs along the North Devon coast. Exmoor also offers a wealth of country pursuits including hunting, shooting, fishing and is also popular with horse riders and walkers. North Devon's superb sandy surfing beaches are also accessible, including Croyde, Saunton (also with championship golf course), Putsborough and Woolacombe about 20 miles away. Barnstaple, the Regional centre, is also about 20 miles and offers the area's main business, commercial, leisure and shopping venues as well as renowned Pannier Market and North Devon District Hospital. At Barnstaple there is access to the North Devon link road, which in turn leads, in about 45 minutes, to Junction 27 of the M5 motorway and where Tiverton Parkway also offers a fast service of trains to London (Paddington in just over 2 hours).
