This parcel of land is situated in the village of Ripple, around 1.00 kilometre (0.62 miles) to the south of Great Mongeham. The nearest town is Walmer, which lies around 1.70 kilometres (1.06 miles) to the east.
The land is situated to the rear of the properties ‘Glen Farm’ and ‘Fair Glen’ on the north eastern edge of the village, on the west side of Mongeham Road.
The Land
The land is shown edged red for identification purposes only on the plan overleaf. It is registered with the Land Registry as part of title K237823. It has an estimated area of 0.065 ha (0.161 acres). It is a mainly level site and is currently divided into three sections: An area with an all-weather surface used for car parking, a bare earth animal enclosure, and a mown grass strip.
It is not known if any services are connected or available to the land, but rights will be granted over the Vendor’s retained land for the installation of Service Media from the public highway.
The boundaries to the neighbouring residential properties are marked with close board fencing, and the land is open along its north western and north eastern boundaries. The Purchaser will be responsible for erecting and maintaining a boundary fence along the north western boundary.
The plot will be sold subject to a covenant restricting its use to one single private dwellinghouse.
Planning
Outline planning permission was granted by Dover District Council under reference dov 23/01242 on the 16th July 2024 for 2 dwellings: One on the Plot to be sold and one on the plot of land to the north west, which is being retained by the Vendor. The outline consent is on the basis that approval is required for the details of the layout, access, scale, landscaping and appearance, and these are all reserved matters.
Prior to the grant of permission, the Vendor entered into an agreement pursuant to Section 106 of the Town and Country Planning Act 1990 in respect of the financial contributions required by the Council in connection with the Thanet Coast and Sandwich Bay Special Protection Area. The Purchaser will be required to indemnify the Vendor against all liabilities resulting from non-performance or non-observance by the Purchaser of the terms of the Section 106 agreement.
Access
The plot is reached via a shared access drive from the public highway known as Mongeham Road. The Purchaser will be required to keep this in good repair and condition subject to the Vendor and successors in title paying a fair and reasonable proportion of the costs and expenses incurred.
