Description
The Thatched Cottage is an outstanding period house enjoying an incredible tranquil setting and surrounded by countryside with fabulous views, with the added benefit of being only a seven minute drive from the popular market town of Bury St Edmunds.

The property is understood to have origins dating back to the 1700's with later 19th century additions. The Manor of Nowton was once owned by the Marquess of Bristol as part of the Bristol Estate.

The Thatched Cottage retains many original features including a wealth of exposed timbers, a fine Inglenook fireplace and internal oak doors, floors and cabinetry. The property is constructed of brick, flint and a timber frame under a thatched roof.

In more recent years, the house has been extended and much improved, resulting in a wonderful home of considerable charm and personality, whilst enjoying one of the finest settings.

The accommodation is arranged over two floors and comprises of an entrance hall leading to a well-proportioned, light and airy multiple purpose reception room. The room is open plan and is currently used as a sitting room and dining room benefitting from an inglenook fireplace with Clearview wood burning stove and oak floor.

The dual aspect kitchen is fitted with an extensive range of base and walled mounted units, Rayburn and induction hob. There is a utility/study, and cloakroom off the rear entrance.

Of particular note is the attractive Amdega cedar clad garden room which offers a multiple purpose reception room with French doors on to the gardens.

The staircase to first floor gives access to the principal bedroom. There are a further two bedrooms and a shower room. All of the upstairs bedrooms have delightful views over the gardens and surrounding countryside.

Outside
The property is approached across a wide gravel driveway with parking for several vehicles. The gardens surrounding the property extend to approximately 0.25 of an acre and are partially laid to lawn. The area is bordered by well-established flower beds filled with roses, irises, foxgloves, and hollyhocks, alongside a number of mature trees, creating a beautiful cottage garden setting. A terrace lies along the east elevation, perfect for al fresco dining. A range of garaging/outbuildings are situated along the eastern boundary providing space for workshops/stores. This area also has potential to be developed into an annexe/ancillary accommodation subject to the necessary consents being obtained. In addition there is a kitchen garden and wood store.

Location
The Thatched Cottage enjoys one of the finest settings we have seen being surrounded by open countryside whilst situated along a quiet country lane close to the edge of the historic market town of Bury St Edmunds.

Nowton is a small village and civil parish in the West Suffolk district of Suffolk in eastern England. Located on the southern edge of Bury St Edmunds.

The village is situated to the south of the vast Nowton Park. The park is almost 200 acres in size and is landscaped in typical Victorian style.
