The property lies on the outskirts of the semi-rural community of Pontwelly, heading towards the hamlet of Bancyffordd (1 ¼ miles). Pontwelly as noted interlinks with the semi-rural large village of Llandysul, divided away by the River Teifi and has various amenities including retail, social, leisure and Welsh medium 3-18 school. The Market towns of Newcastle Emlyn and Carmarthen are some 8 and 14 miles distant.

Directions: From the ‘bottom’ Pontwelly roundabout on the A486 Llandysul by-pass, proceed towards Carmarthen for approx. 100 yards and take the left hand turning into Llandysul (before getting to the flyover bridge). Proceed along here for a short distance and you’ll see a ‘Premier’ Convenience shop set on the right hand side. Turn back right on your self and carry on up the incline over the fly over bridge. Carry on, passed the various row of dwellings on both sides. You’ll then see some new houses being built on individual plots on the left hand side. Pass these and the entrance to the land will be immediately on the left hand side, with space to pull in on the roadside or opposite. Our ‘For Sale’ board is erected on site.
Description: The block amounts to some 19 acres approx., with two parcels set on the Western aspect having minor roadside frontage. These two fields (8466 & 8457) give access into a larger parcel – 9770, with all three being level to gently sloping and with a mixture of rough pastures, areas of developing scrub and clusters of trees. Beyond this inner field, are two further parcels – 0187 being level but more wettish in nature and again a mixture of areas as previously noted. Parcel 1388 is level to sloping and has a sloping wooded area on its North Eastern aspect which goes down to the boundary with the by-pass. There are several electricity poles on the land. We note that there are clusters of Himalayan Balsam/Japanese knotweed on the land. (sold as seen).
Services: Electricity connection (if desired) on the land (subject to consents). We assume that the local mains water supply pipe runs along the minor roadway – interested parties to make their own enquiries to confirm this.
We note that an easement for surface drains water from the nearby residential development is documented and would cross over parcel No: 9770 over to the nearby stream.
