Tucked away in the peaceful rural hamlet of Newton St. Margarets, this charming 2 bedroom detached bungalow enjoys far reaching countryside views, a generous wrap-around garden, and planning permission already granted for a third bedroom extension, with building foundations already in place. The open plan kitchen/living space is full of rustic character, featuring exposed beams, a woodburning stove, and French doors opening onto a raised terrace – perfect for soaking in the surrounding scenery. Outside, the grounds include a level lawn, mature trees, timber shed, and gravelled driveway.

Wain House is ideally suited for those seeking a slower pace of life, whether as a full-time home, rural getaway or holiday let. Set on a quiet country lane in the Golden Valley area of west Herefordshire, the property enjoys total privacy yet remains accessible to the nearby villages of Longtown and Peterchurch, both offering shops, pubs and schools. Hay-on-Wye, Abergavenny and Hereford are also within easy reach by car.

The Property

Open Plan Kitchen/Living Room: A welcoming, sociable space full of rustic charm – exposed ceiling beams, feature timbers and wood-effect flooring add character throughout, while a large window and French doors to the elevated terrace bring in natural light and garden views. The kitchen is fitted with a range of cream wall and base units, laminate worktops, and tiled splashbacks, with an integrated Belling double oven, electric hob, extractor, and stainless-steel sink beneath the window. A woodburning stove sits on a stone hearth beside the seating area, creating a cosy focal point.

2 Double Bedrooms: Both bedrooms are comfortable doubles, with carpeted flooring, exposed beams, and rear windows overlooking the garden. Bedroom 1 also houses the boiler, fully enclosed in a corner cupboard.

Utility Room: Located at the rear with plumbing for laundry appliances and useful extra storage space. Rear access to the garden.

Shower Room: Fully tiled with enclosed shower cubicle, pedestal wash basin, WC and wall-mounted mirror. Ready for updating to suit a new owner’s taste.

Outside

The property is approached via a gravelled driveway, providing off-road parking for multiple vehicles. To the side, a secure gate leads to the rear garden, where a raised gravelled seating area with wrought iron fencing enjoys elevated countryside views – perfect for outdoor dining, morning coffee or simply enjoying the private views across open countryside. Steps lead down to a fully enclosed lawned garden with mature trees, timber fencing and a useful shed. A hammock swing beneath a tree offers a shady corner to relax in and enjoy the peace and quiet. The garden offers great potential for planting or landscaping and is bordered by hedgerow and fields beyond. To the rear of the property, works for the extension are already underway; with foundations completed and initial brickwork started to add a third double bedroom. There is access along the full length of the house to the other side, leading back to the driveway.
