Description
Park farm is located in a semi-rural location on the immediate borders to the north of Chelmsford city. Occupying a discreet situation on a leafy country lane, there are far-reaching views to the rear over farmland, a private estate and the Chelmer valley. The property represents an opportunity to redevelop or as a restoration opportunity and has some generous outbuildings within the grounds.
The house has some interesting features and is orientated so that the principal reception rooms and bedrooms overlook the open countryside to the rear. There are two wings, including two staircases, linked by a long hallway. One of the staircases provides access to three bedrooms and two bathrooms, the other to a fourth bedroom. The ground floor is extremely versatile with up to five reception rooms serviced by two cloakrooms and two bathrooms. At the front of the house is a large kitchen and utility room.
Outside
A drive passes through the centre of the plot to a parking area. To the right, a spur drive leads to a detached barn.
The grounds, now overgrown, were planted and designed with many specimen plants and ‘garden rooms’ were created within a weave of pathways and water features. The gardens were opened for many years under the National Garden Scheme. There is an area of woodland along the road frontage, and at the rear there is a lovely vista with far-reaching views to the Chelmer Valley.
In all about 1.28 acres.

It is best known for its Grade II listed 14th century Free House (The Green Man), which is one of the oldest in Essex and currently a venture for the renowned Michelin Star chef brothers Chris and Geoff Galvin, but also boasts a number of other historic listed buildings including many well preserved examples of early timber-framed architecture.
The nearby, larger village of Great Waltham has an impressive Norman church (St Mary & St Lawrence), a pre-school and primary schools, a post office/general store, a village hall, a cricket club, two public houses and a delicatessen/cafe. Felsted village and its well-known independent school is less than five miles away, while Chelmsford offers a wide variety of facilities including a bustling shopping centre, excellent state and private schools and superb road and rail links, with easy access to the A12 and a station on the main line into London Liverpool Street.
