Edmund & Louise have lived at this charming top floor two-bedroom flat on Amblecote Road since 2018 — their first home.

It’s a flat full of thoughtful detail and warmth, from its restored period fireplace, to the leafy views from the windows, and large shared balcony.

Located just 500m from Grove Park Station and directly across the road from the local park - Chinbrook Meadows, the property offers excellent commuting links, a sense of calm, and a strong connection to nature — a rare combination in Zone 4 London.

Space, Light & Layout
Positioned on the second floor, the flat has no neighbours above, and is beautifully bright throughout.

The wide square entrance hall leads onto a spacious bay-fronted living room, a fully-fitted kitchen, two double bedrooms, (one of which also has a broad bay window) and a well-kept bathroom.

The lounge has a restored fully-working fireplace with an elegant Aegean marble mantelpiece - a striking focal point.

The real standout is the balcony, which we've been told by Edmund & Louise benefits from afternoon sun right through to sunset — perfect for evening meals or winding down with a book. There’s also shared access to a rear garden, and resident permit parking available too.

The Building
The flat sits within a solid and well-maintained 1936 built block, originally built for the nearby railway company's workers. It has a quiet, neighbourly feel that Edmund & Louise told us made them feel at home right away.

Location – Nature, Neighbourhood & Everything Nearby
Amblecote Road sits opposite Chinbrook Meadows — arguably one of South East London’s best parks, with tennis courts, football pitches, two playgrounds (one with a zipline and sandpit), a riverside walk, and a café. The Green Chain Walk runs through the park and links up with Elmstead Woods and beyond.

Also nearby is Cooper’s Lane Primary which Edmund and Louise’s daughters attend. They are very complimentary of the school, saying “academic results are great and staff are, without exception, incredibly enthusiastic about what they do. There is a really vibrant school community and lots of opportunities for extra-curricular activities.”

For everyday essentials and local favourites:

  • Sainsbury’s & Tesco Local – 320m and 480m away respectively
  • Resta Coffee – independent café next to the station
  • The Crown Tavern, Burnt Ash Hill – relaxed pub with a large garden
  • The Ringway Centre, Baring Road – community hub offering Pilates, languages, pottery and more
  • Bannatyne’s Health Club, Marvels Lane – pool, spa, gym and full class schedule
  • Anytime Fitness, Baring Road – open 24/7, just opposite the Station
  • Roots & Shoots (Fresh Groceries) and The Larder (Butcher) at nearby Sundridge Park

Connectivity
From Zone 4 Grove Park Station (500m away), fast trains run into central London every few minutes:

  • Charing Cross / Cannon Street – 22 mins
  • Lewisham - 9 mins

In Edmund & Louise’s own words…
Why did you buy this property?
It was our first home! We wanted better value and more space than the flats we had been renting, and a second bedroom / study. Grove Park provided the ideal combination of affordability and good links to central London.

What features of this property appealed to you when you were buying?
The bay windows, the fact that there is lots of space with two double bedrooms and a proper kitchen with lots and lots of cupboard space. The balcony also made our decision to buy this flat a lot easier.

Since moving in, what is your favourite thing about living in your home?
Long summer evenings enjoying the sun on the balcony, and cosy winter evenings in front of the fire! Waking up to see the beautiful old oak trees that give the area its name.

Can you share any knowledge that only a local resident would know?
The park just opposite is a fantastic resource with play areas, tennis courts and even a new wetland area. Behind it are beautiful woods and links to The Green Chain Walk, allowing for extensive walks through green space all the way to places like Dulwich and Crystal Palace.

Grove Park Library is also just a short walk away and as well as the usual library services it offers a whole host of activities including yoga and dance classes for children and adults. Similarly, the Ringway centre is a local community centre where you can do classes in everything from Pilates and languages to clay.

What’s your usual commute like?
It takes about 30 minutes door-to-door to get to work in Charing Cross.
