Stunning and beautifully presented townhouse
Description
15 Strawberrybank is a charming and beautifully presented townhouse, dating from the 1860s. Strawberrybank, which is part of the West End Lanes Conservation Area, is a renowned, picturesque, narrow lane which links the bustle of Perth Road to the tranquillity of Magdalen Green. The pretty house is stone built, with a slate roof, and while semi- detached, feels quite private from the adjoining property. Owned by the sellers since 2006, the house has benefited from a number of improvements and refurbishments, while retaining so much of the period character and style of the property. The house offers flexibility with the current layout being three fine reception rooms and two bedrooms, but could be configured as three or possibly even four bedrooms, if preferred. There are cornices in the reception rooms, landing and bedrooms, and window shutters throughout other than in kitchen, bathroom and utility room. As such it is a captivating small townhouse.
From the lane gates open to gravelled parking. Steps lead up to a wooden front door which opens to a lovely, welcoming hallway with Canadian oak flooring and a staircase to the first floor. Off the hallway is a charming study/music room, which has been used as a bedroom in the past, with a period fireplace. The elegant and double aspect living room has ornate cornicing and centre rose, along with a fireplace with a gas fire and slate mantel, and also has Canadian oak flooring. A WC has a wash basin, while the adjacent kitchen, which overlooks the garden to the rear, has fitted Leicht units with granite work surfaces, and a stone floor. Miele appliances include a microwave/oven/grill, oven/grill, fridge/freezer and a dishwasher, together with an induction hob with extractor. In addition there is a one and a half bowl sink, along with ceiling, under cabinet and low level lighting, and a circular granite topped table. A rear lobby has a back door with steps down to the garden, a useful cupboard, and links to a utility room which has fitted units with a sink, plumbing for a washing machine, and a Bosch fridge/freezer.
The elegant curved staircase leads up to the first floor landing with a centre rose. Bedroom two has a period fireplace, and a hanging and storage cupboard. The sitting room is another elegant, double aspect room, which could also be used as a bedroom, and has ornate cornicing and ceiling, a centre rose, fireplace with a gas fire, marble mantel and fitted bookshelves either side. There is a tiled shower room, while bedroom three has a mantel and a wardrobe. The bathroom is partially tiled and has a bath, washbasin and WC.
From the rear garden there is access to a basement studio room with stone flag flooring, sink, radiator, Worcester boiler and access to underfloor storage (4.7m x 4.2m approx.)
The charming and enclosed rear garden has fruit trees including apple, damson, plum and almond, together with flower borders, gravelled seating areas and a hexagonal greenhouse (1.85m x 1.85m max.) with a gas heater. In front of the house as well as the gravelled parking there are further flower borders.
