If you lived here...
Situated in a smart period building with warm brickwork and tall sash windows, this charming ground floor flat welcomes you through a traditional archway, hinting at the character within.
Step into a bright, well-arranged hallway where wooden flooring runs underfoot and built-in storage is subtly integrated along one side, keeping it practical and clutter-free. From here, you’re naturally led through the rest of the home.
Positioned at the rear, the double bedroom feels calm, with soft-toned walls and a large window offering leafy views. A full wall of navy built-in wardrobes provides generous capacity while adding a stylish focal point.
The shower room, located between the living area and bedroom, is finished in natural stone tiles with a crisp white palette that enhances the sense of light. Recessed shelving adds convenience without interrupting the clean lines.
At the heart of the home, the open-plan kitchen, dining and reception room impresses with both scale and character. A bay window fills the room with natural light, bouncing off high ceilings and timber flooring to create an airy, welcoming feel. A striking period fireplace with decorative tiling is flanked by bold alcove shelving, blending function with personality. The kitchen sits seamlessly to one side, with soft green walls and classic cabinetry that lend the space a fresh, harmonious atmosphere. Whether hosting or relaxing, this room adapts with ease.
The surrounding area blends vibrant local flavour with plenty of green space and a strong sense of community. For your morning caffeine fix, The Coffee Room is a favourite with excellent coffee and a laid-back atmosphere. Just a few steps away, The Pizza Room serves up wood-fired favourites, while The Victoria offers a cosy pub setting with a lively beer garden. The Rusty Bike adds something different with its bold, Thai-inspired menu. Greenery is never far away—Mile End Park is ideal for a stroll or a breath of fresh air, while Victoria Park brings wide open lawns, lakeside views, and a popular weekend food market. Roman Road Market adds character with its mix of traders.

A word from the owner...
"This has been such a happy first home and while i'm excited for my next chapter, I will miss the beautiful space that's full of light thanks to the high ceilings and south facing bay windows. The flat has character of a period property combined with modern finishes and comforts. One of my favourite things is waking up to the view of the garden outside the bedroom window. It’s peaceful and green, and because the flat isn't overlooked from the front or back, there's a lovely sense of privacy and calm. The neighbours above and below are kind and helpful—there’s a real sense of community in the building. And as a young woman living alone, i’ve always felt safe being on the main road, where there’s always a bit of life around without it ever feeling too busy. The area itself is full of green spaces—Victoria Park is just a short walk away, and a regular destination for my dog and me. There are also plenty of great spots for coffee and independent grocery shops nearby, which i’ll really miss. This flat has been the perfect first home, and I hope the next owner loves it just as much as I have."
