Spacious coastal house with direct access on to one of Scotland’s favourite beaches

Description
Westholme is a fantastic, end-of-terrace house situated in a commanding, south-facing position overlooking Earlsferry beach. The house is thought to date back to the mid-1800s, and comprises generous living space set over three floors. From Earlsferry High Street, the house can be entered both at ground level through the main front door, or at lower ground level via an external staircase under which is a useful store.

The front door from the High Street opens into an entrance hall, from which a short staircase leads up to the ground floor living space. The south-facing sitting room has spectacular, panoramic views from its large bay window over the beach, and across the Firth of Forth to East Lothian. The room is beautifully proportioned and features a central open fireplace, a traditional press, and a box / bunk room to the side. A double bedroom sits adjacent to the sitting room and has a fitted wardrobe and wash basin.

The lower ground floor has an entrance vestibule, leading out into the garden. The spacious dining room provides the same appealing proportions as the sitting room above, and a bay window overlooking the garden with the beach beyond it. There is also an original press and a fireplace. The kitchen sits adjacent to the dining room, with a utility area beyond it where a back door leads out to the enclosed courtyard with store and steps up to the High Street. Also on the lower ground level is a bathroom.

The best views across the Firth of Forth come from the first floor. A spacious double bedroom with dormer window, and the adjacent single bedroom both have outstanding views which incorporate Elie Ness Lighthouse, The Granary, Bass Rock and North Berwick Law. The double bedroom has two fitted cupboards under the coombs, a decorative fireplace and a wash basin. There is another double bedroom with cupboards and a wash basin, as well as a bathroom situated off the landing.

Westholme’s beautiful, mature garden runs down to the beach and is fully enclosed. At the foot of the garden, adjacent to the gates which lead onto the beach, is a useful stone-built outhouse which is split into two separate stores. A lovely terrace sits at the top of the garden and provides a special setting for entertaining against the backdrop of the beach.

Location
Westholme sits in a highly sought after setting overlooking Earlsferry beach and with spectacular south-facing panoramic views across the Firth of Forth towards East Lothian. The house provides direct access onto the beach but is also conveniently positioned on Earlsferry’s High Street, and is therefore ideally located for access to Elie Golf Course, as well as the shops, cafés and restaurants of Elie.

Elie and Earlsferry are in the East Neuk of Fife, famed for its picturesque fishing villages and sandy beaches, with Elie boasting one of its finest. Sailing, wind surfing and other water sports are available at Elie Harbour and there are two golf courses, one the acclaimed 18 hole course and a short 9 hole course suitable for beginners. There are also golf practice facilities, several hard tennis courts and a bowling green. Elie Sports Club offers group and individual coaching in golf and tennis during school holidays. Elie is well served by pubs and cafés including the renowned Ship Inn, and the historic 19th Hole tavern and restaurant in Earlsferry.

St Andrews, ‘the home of golf‘ and the setting for one of Britain’s oldest universities, is only 13 miles away. There are traditional links golf courses at nearby Crail, Leven and Lundin Links and new courses at Kingsbarns and St Andrews Bay. St Andrews has an excellent selection of shops, restaurants and services to supplement those available in the village. The new train station in Leven (about 10 miles) opened in 2024, with direct trains into Edinburgh. Edinburgh Airport is about 42 miles away.
