About this property

We are pleased to welcome this seldom seen on the market disused water tower.
Situated on a fenced 50 square foot plot in the small village of Knockaird, Ness. Access to the tower is around 130m along a track off the main road of Knockaird.
This offers a unique opportunity to establish shelter in a truly spectacular, historical, and unspoiled setting.
The property offers multiple opportunities and potential uses including renovating into an off-grid dwelling.
Plans have previously been developed by the previous owner with intent to develop into a residential property with the tower retained as a viewing platform The property offers exceptional potential once developed in the holiday let industry highlighting its unique features.
As the property is positioned at the top of a slope, and absence of obstructions could also make it well suited to maximizing the value of energy generation available via a wind turbine.

    Services
Access is via a short steep track from the main road of Knockaird. There would be the option of connecting to nearby mains water and electricity (pylons cross a few meters away from the site and we were advised that the best access for water would be through adjacent crofts in the direction of Port of Ness. The tower itself would require a replacement ladder or staircase. A private septic tank could be installed.

    Nearby attractions
Follow the track 10 minutes further along the coast and you reach Dùn Èistean, an archaeological site on an inter-tidal sea stack, now accessible by a footbridge and accorded the status of traditional stronghold of Clan Morrison, once a powerful family on the island.
From the tower, it is a 15-minute walk east to the beautiful Port of Ness with its fine sandy beach and cafe.
Further along the north coast is the Butt of Lewis Lighthouse, the most northerly structure on the island, and the delightful Port Stoth beach. 30-minutes’ walk to the west is the spectacular and unspoiled Eoropie beach.
Sporsnis is 30-minute walk/5 minute drive south, a sports center complete with a public sauna.

    Views
The plot has views of the Atlantic Ocean in three directions, and unrivalled views of the adjacent Loch Stiapabhat (south), the only nature reserve in the Western Isles and designated a site of special scientific interest. This offers unique potential for viewing the wide range of visiting migratory birds. The mainland mountains can be seen in fine weather.
The water tower was decommissioned in the middle of the last century when an alternative water supply was established. It’s position at the highest point of the surrounding coast would have aided the gravitational distribution of water and now affords spectacular panoramic 360-degree views of the coast and even better views from the tower itself.
