Exceptional Family Home Near Nature, Schools And Village Life!

The Sellers View
We’ve absolutely loved living in this home! With countryside and woodland on our doorstep, we’ve cherished the easy access to walks and nature. It feels far enough away from the hustle and bustle of big towns, but still close enough for convenience.

The Burghfield community has been a huge part of our lives. From the pop-up pub in summer, to the May Fayre and winter events, there’s a great spirit here. Our kids have had access to amazing clubs, parks and excellent schools all within walking distance.

This has been the perfect first home to raise our family, it’s had everything we needed, and we’ll always treasure the memories of the past seven years here.

The Agents View
This home offers the kind of layout and lifestyle that’s ideal for modern family life. As you step inside, you’re welcomed by a practical hallway with a handy understairs storage cupboard, perfect for tucking away shoes, coats or even the buggy. The living room is a great size, with space for a growing family to relax and unwind.

The modern kitchen is both stylish and functional, with a layout that keeps everything within easy reach. It flows beautifully into the extended conservatory, which has been transformed by the current owners thanks to the addition of a solid roof. That upgrade means the space is warm in winter, cool in summer, and can be used all year round, whether as a dining room, family hangout or home office zone.

Upstairs are three well-proportioned bedrooms and a modern family bathroom, while outside you’ll find a generous east facing rear garden that’s ideal for playtime, barbecues or relaxing in the sun. The garage in a nearby block gives you extra storage or parking options.

Another bonus is that the sellers previously had planning permission granted to convert the front garden into driveway parking. Although this permission has now lapsed, it’s likely to be straightforward to reinstate if a buyer wanted to create off-road parking in the future.

I’m proud to be an estate agent in Burghfield Common, a village that consistently delivers on community, green space, and convenience.

The Area View
Location-wise, it doesn’t get much more convenient. The home is just a 3 minute walk from The Willink School and leisure centre, and equally close to Mrs Bland’s Infant School. Garland Junior School is a 10 minute stroll away, making the school run refreshingly simple.

Nature lovers will enjoy the abundance of green space nearby, including Wokefield Common Nature Reserve, just a 2 minute drive and ideal for dog walks or family adventures.

Burghfield Common itself has a full suite of local amenities: Shops, takeaways, a gp surgery, a vet, and plenty of parks and clubs to keep everyone entertained.

Need to commute? You’re around 11 minutes from Junction 11 of the M4, and Reading is easily reached by car or bus. Plus, you’ve got a trio of nearby train stations - Theale, Mortimer and Aldermaston, all within a 10 minute drive.
