About this property

Please note that there is an upcoming major works programme, details and costings of which can be provided on request.

This one-bedroom apartment lies on the ground floor of Newbery House, a 1930s-era building in the heart of Canonbury. It was the subject of a sensitive yet thorough remodelling and refurbishment by award-winning architecture firm Russian For Fish. A clean-lined, contemporary palette enhances the brightness that ripples throughout, while bleached floorboards add texture and tonal warmth. There is a wonderfully secluded private terrace at the back of the apartment, which opens onto large and verdant communal gardens.

    The Tour

Situated on the ground floor of a red-brick 1930s building, the apartment's front door opens to a neat hallway.

White, raw plaster walls and bleached floorboards run throughout the apartment, creating a clever sense of cohesion while enhancing natural light. Black hardware has been used across the apartment - a subtle but cleverly woven thread that unifies each space.

During the remodelling of the apartment, the living room and kitchen were opened up into one room, creating a sociable space perfect for entertaining and relaxing in equal measure. Dual aspect, this room is exceptionally bright, illuminated at the front by two large sash windows and in the back by glazed Crittall doors. The latter facilitates a clear line of sight towards the terrace, visually welcoming the outdoor greenery into the internal plan.

Elegant and unobtrusive (so as not to distract from the view), the kitchen lies in front of the Crittall doors. It has a bank of white units and hardy Formica worktops with exposed ply edges; matching plywood open shelves above are an ideal spot to display favourite glassware. Below, a black electric hob sits above a silver Smeg oven; these combine with a stainless-steel sink to add an industrial touch to the otherwise soft space. A playful pop of colour has been introduced via the tiled splashback.

Floorboards and raw plaster continue into the peaceful bedroom, where wide, tall windows with Roman blinds overlook the private terrace. Stylish pendant lights strung on a black cord create a frame for the double bed. The bathroom lies adjacent, with soft pink terracotta tiles underfoot and partly lining the walls. It has a large shower, black sanitaryware and underfloor heating.

    Outdoor Space

From the kitchen, a private terrace laid with square flagstone unfolds. Beds are planted with climbing jasmine, verbena, and an elegant Japanese maple tree. The terrace acts as an extension of the indoor plan in warmer weather, and is an ideal spot for hosting or relaxing.

A gate at the back leads to the large communal garden, which is laid to lawn and dotted with mature trees.

    The Area

Canonbury lies within easy walking distance of Upper Street and its many shops, restaurants and bars.

There are plenty of wonderful pubs nearby, including the Marquess Tavern and the Compton Arms. Local gems Goodbye Horses and the De Beauvoir Deli are both a short walk away.

The New River Walk is nearby - a beautiful man-made waterway with mature trees, meandering walkways and waterbirds. Highbury Fields is also close by and has tennis courts, a playground and plenty of open space for picnics.

Transport links are excellent: Highbury and Islington, Essex Road and Canonbury stations are all within easy walking distance.
