About this property
This wonderfully bright three-bedroom Regency house is in the popular Suffolks area of Cheltenham, Gloucestershire. Built c.1840 and once a design studio, the house is part of the well-preserved Grade ii-listed St James Terrace. It extends over 1,239 sq ft across three levels, with peaceful living spaces and a welcoming west-facing courtyard garden at the rear. The interiors are characterised by a pared-back palette and an excellent use of space throughout.
The building is currently registered as a commercial property. Further details are available on request.
The Tour
The house sits on an elegant street within The Suffolks Conservation Area. Its neat façade rises across two storeys, with stucco rustication at the street level, white render and a concealed roof. Two large six-over-six sashes punctuate the first floor, while on the ground floor, a glazed shop front window dates from the late 20th century.
Beyond the front door, entry is directly to a spacious dining room on the ground floor, where expansive east-facing glazing draws in natural light. The interiors are defined by a restrained use of colour that contributes to an overarching feel of openness.
Large double doors lead to the sitting room at the centre of the plan. On one side, a large window overlooks the garden - an ideal spot to place a writing desk.
Bright and open, the kitchen is at the rear, arranged in a L-shape configuration with white units, grey laminate surfaces and floating shelves above. Integrated appliances include a gas hob and an electric oven. The floor is tiled in light tones and warmed by underfloor heating. From here, a door provides direct access to the garden.
The staircase ascends to the first floor, where there are two bedrooms. Filled with soft morning light, the spacious principal bedroom is at the front, with two large sash windows overlooking the quiet street. A smaller double bedroom is towards the rear, with peaceful views over the garden.
Adjacent is a bathroom, finished with travertine mosaic tiles and underfloor heating.
Another double bedroom lies on the lower-ground floor. A private space, it has a fitted wardrobe and access to a versatile space, currently used as a home office. There is a separate shower room on this level, with tiled floors and underfloor heating.
Outdoor Space
At the rear of the house is a leafy and welcoming courtyard garden, impeccably maintained by the current owner, a landscape designer. Calm and private, it is enclosed within brick walls and bordered by herbaceous perennials and grasses. It also has rear access to the adjacent lane.
The Area
A perfect foothold to explore the Cotswolds, this is a storied part of beautiful Cheltenham. Its vibrant streets are peppered with period houses and an eclectic mix of independent boutiques, art galleries and restaurants. Close local favourites include 131; The Ivy, which is located in the Grade i-listed Montpellier Rotunda; Lumiere; Brasserie Blanc; and the Michelin-starred Le Champignon Sauvage. All within a short walk.
The area is also close to Park Campus, the creative hub of the University of Gloucestershire. The house is a four-minute walk from Cheltenham College and its cricket festival - the oldest in the world. Part of the original Montpellier Spa developed in the 19th century, Montpellier Gardens are on the doorstep and home to tennis courts, a playground and an art gallery.
Cheltenham is also renowned for its festivals of literature (the longest running in the world), jazz, film, folk music, comedy and science. It also has a busy racing calendar, including the Gold Cup.
A 10-minute stroll from St James Terrace, the Promenade is lined with shops. Cheltenham Spa station, the town's famous racecourse, and the historic pump rooms in Pittville Park are all walkable. Sandford Parks Lido is heated and open throughout most of the year.
The Cotswolds aonb can be reached in around 20 minutes, with its extensive networks of bridle and walking paths and the Cotswold Way. Daylesford and Soho Farmhouse are other local highlights.
Cheltenham has brilliant schooling options. In the state sector, these include Balcarras and Pates Grammar School, while Cheltenham College, Dean Close and Cheltenham Ladies College are well-regarded independent schools.
Cheltenham Spa station is a 20-minute walk from the house, with railway services to London Paddington in just over two hours. There is easy access to the A40 and M5, and a useful link via the A419 to the M4. Birmingham Airport and Bristol Airport can be reached in around an hour by car.
