What the owner told us...
“We loved Loves Lane as our escape to the country. The house has so many practical little extras, but what really drew us in was the location. Being able to walk to Rutland Water, to dry wetsuits in the lean-to after a day sailing, and to watch the sunrise over the fields or the owls at dusk from the landing window made it feel so special. It’s a home that has always felt welcoming, comfortable and easy to live in.”
Our Thoughts...
Some homes just feel right the moment you step inside, and this is one of them. There’s nothing fussy about it, it’s simply a really good, practical family home that quietly ticks all the boxes while still giving you the space to make it your own.
The living room is instantly inviting, especially with the French doors that open straight onto the garden. On a summer evening you can just imagine sitting here with the doors wide open, letting the last of the sunshine drift in. In winter it’s every bit as cosy, a room you’ll want to curl up in at the end of the day.
Next door, the dining room has a lovely simplicity to it and feels flexible. It works perfectly for family meals but it could just as easily be used as a home office, a playroom or even a snug depending on what you need.
The kitchen runs along the front of the house and is both bright and practical, with plenty of cupboards and workspace. From here you walk into one of the house’s real hidden gems – a large lean-to that adds a huge amount of useful space. There’s a laundry area, a WC and a storage room, all with access from the front and back of the property. It’s the sort of space you don’t realise you need until you have it, and then you wonder how you ever managed without it.
Upstairs there are three bedrooms. The principal room is a generous double with built-in wardrobes, while the second is another good-sized double and the third a single with a fitted cupboard. The bathroom has been updated and feels fresh and modern, with a clean finish that makes it an easy room to live with.
Step outside and the garden gives you a real surprise. The current lawn is already a brilliant size, but this home also owns a large additional piece of land beyond the fence. At the moment it’s scrubland, but it could easily be incorporated to create an even bigger garden, giving you endless possibilities depending on how you want to use it.
The house has been neutrally decorated, so it’s easy to move straight in and make it your own. With off-street parking, UPVC windows, gas central heating and a west-facing garden, it has everything you’d want from a home in this part of Rutland. There’s also scope to extend in the future, subject to planning, if you wanted to take it further.
And then of course, there’s Empingham itself. This is one of Rutland’s most sought-after villages, not just because of its charm but because it has everything you could need within walking distance. The village shop, a good pub, a doctor’s surgery and, most importantly, Rutland Water just around the corner. Whether you’re into sailing, cycling, running or simply enjoy lakeside walks, living here gives you all of that on your doorstep. Stamford and Oakham are both close by too, so you’re never far from the bustle of market towns when you want it.
This house has been loved as both a practical base and a country escape. It’s comfortable, it’s easy, and it’s in one of the best spots you could wish for. If you’re looking for somewhere that lets you enjoy the very best of village life with Rutland Water at the end of your road, you’ll want to come and see this one for yourself.
