Description
Drumnacree House
Drumnacree House is believed to date from 1873 and is situated in a mature garden of about 0.99 acres in one of Alyth’s leafy streets just 300m from the main square. The house has undergone two major programmes of refurbishment over the last ten years and is in turn key condition. The quality of the renovation is evident in the limestone flooring, the timber double glazed sash and case windows and traditional cast iron radiators which have been used in the principal rooms.
A broad glazed front porch creates an attractive and welcoming front entrance and opens to an impressive reception hall. Two magnificent reception rooms are situated on either side of the hall. Both have large south facing bay windows and tall square bay windows to the side. The dining room is characterised by its timber floor, timber fire surround and timber panelling around the windows. In contrast the woodwork in the sitting room has been painted white and this room has a much brighter feel. It links to the kitchen which has Ashley Ann cabinets, a cream aga with gas hob module, slate flooring, granite worktops and exposed stone walls.
A corridor at the back of the house leads to a series of versatile smaller rooms which could be used as bedrooms, offices or storage space, depending on a buyer's requirements. Upstairs there are six double bedrooms which (with the exception of one) all have a bath or shower room. At the back of the house there is a covered veranda with access to a laundry room, boiler room and store.
Double Garage with Apartment
The double garage is situated just to the side of the house and has a WC, boiler room and a walk-in store ideal for garden machinery and tools. An external staircase leads up to the studio apartment known as Garden View. This has a south facing balcony with concertina glass doors opening to an open plan kitchen, dining and living room, beyond which is a double bedroom and en suite bathroom. It has a fabulous view over the garden and to the Sidlaws beyond.
Garden
Drumnacree House is approached by a private driveway which leads from St Ninians Road to a parking area at the front of the house. It is also possible to access the house via St Andrew’s Street where there is vehicular access to the rear of the house. The front lawn is edged with trees and shrubs. There are a few herbaceous borders at the western side of the garden and lots of scope for further landscaping or creating a productive garden at Drumnacree. Mature trees include a beautiful blossoming cherry tree and an old copper beech.

Location
Drumnacree House has a lovely situation being within a large and private garden but 300m from Alyth’s picturesque town square and local shops. Alyth is a rural town just to the east of Blairgowrie, close to the county boundary with Angus. The area is known for its fertile farmland and soft fruit production and the town services a busy farming community. A Co-op, butcher, pharmacy, ironmonger and cafés are all within 200 m of Drumnacree and, whilst enjoying privacy within its own garden, it is located in the heart of a friendly and active community.
Alyth’s amenities include tennis courts, a bowling green, golf courses, a primary school, health centre, town hall and bike park while Blairgowrie (6 miles) has larger supermarkets, professional services, secondary schooling, a cottage hospital and a variety of independent shops and restaurants. There are three golf courses at Alyth and further courses at Blairgowrie (including a championship course). The Perthshire Hills and the Angus Glens rise up to the north and there is skiing at Glenshee (about 17 miles) and salmon fishing on the rivers Tay, Isla and Ericht.
Perth and Dundee (both 20 miles) offer a more comprehensive range of shops, transport links, professional services, cultural opportunities and leisure facilities. Dundee Airport (17 miles) has direct services to London, while Edinburgh Airport (61 miles) has a wide range of domestic and international flights.
Secondary schooling is in Blairgowrie and Kirriemuir with buses running from Alyth and Blairgowrie to The High School of Dundee, Craigclowan, Strathallan and Glenalmond which are independent schools within 28 miles.
