Idyllic farm with a strong residential appeal. Enjoying far reaching views over the stunning River Towy Valley and nearby Llandeilo. In all, extending to about 149 acres.

Description
Hafod is an attractive and traditional livestock farm set in an idyllic and elevated position overlooking the River Towy valley. The farm is within the famous Bannau Brycheiniog (Brecon Beacons) National Park but at the same time is very convenient to the popular shopping town of Llandeilo that is only about four miles to its centre. The farm has a strong residential appeal with an attractive farmhouse (thought to date c1850s) that has been completely renovated and refurbished to provide a comfortable family home combining character features with modern comforts. The farm is currently run as a livestock farm (beef and sheep) and offers new owners to carry on this vein while also possibly exploring other diversification avenues e.g. Holiday cottages, camping/glamping etc (stp – subject to planning). We have been informed by the owners that the coach house and adjoining stone barn have extant planning permission to convert into two, two bedroom holiday cottages for rental.

Accommodation Ground Floor
The front entrance leads into a large open plan kitchen living dining room, that takes up the whole of the ground floor space. The room features stone fireplaces at either end of the room with wood burning stoves providing warm focal points, character exposed floorboards, oak beams and flagstone floors. These rooms provide two living areas that are divided by an impressive oak staircase. At the rear of the room is the kitchen dining room with a smart fitted kitchen, worktops, breakfast bar, integrated appliances and a smart red Rayburn cooking range. A door leads off to a rear hall with door to outside and a shower room off. Another door leads to a new garden room/study extension that provides a peaceful room to retreat to overlooking the gardens and grounds.

First Floor
The fine oak staircase rises up from the ground floor open plan room to the first floor accommodation. The first floor includes five bedrooms, (four large rooms and one smaller). Three rooms overlook the front of the house and valley while the remaining two overlook the rear gardens and beyond. Thes bedrooms share the use of a shower room.

Externally
The farmhouse enjoys a pretty walled garden patio area to the front, perfect for alfresco dining while enjoying the views. To the rear if the house are landscaped gardens with lawned areas. The farm is approached by a smart tarmacadam drive that leads down to the traditional farm courtyard.

The Outbuildings
Around the farm courtyard are a collection of barns comprising a striking stone barn range with an old double coach house. We have been informed by the owners that the coach house and adjoining stone barn have extant planning permission to convert into two, two bedroom holiday cottages for holiday rental. In addition, there are three large modern outbuildings that were constructed for the keeping of livestock, storage of feed and machinery but serve a variety of useful purposes including workshops etc.

The Land
The farm extends to about 149 acres (about 148.90 acres) that circles around the farmstead. The land is divided up into manageable enclosures for livestock and machinery and comprises productive farmland for grazing and silage/hay making, parcels of amenity land and pockets of mature woodland. Parts of the woodland are designated ancient woodland.

Location
The farm enjoys an idyllic rural location in the famous Bannau Brycheiniog (Brecon Beacons) National Park but at the same time is very convenient to the popular shopping town of Llandeilo that is only about four miles to its centre with shops, restaurants, pubs, schools and train station.

For those that enjoy the outdoors, the National Park provides the perfect backdrop while the dramatic Towy valley with the river and castles, adding even further stunning visual landmarks.
